Pre-purchase roof surveys near Oakleigh Park

Pre-purchase roof survey in Oakleigh Park

Some roofs cannot be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and look from ground level, windows and the loft instead. Common reasons to book are ponding, blisters or splits on a flat roof and flashings that have lifted or split, on the roof space, lead flashings and valleys and flat-roofed extensions and dormers.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you are buying a flat or house in Oakleigh Park, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

Nothing in the report is left vague: where something needs attention, it says so plainly.

What we look for on each type of roof

Natural slate

Many older homes in London and South East England have slate roofs. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. For a visit in Oakleigh Park, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can safely be seen from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before we arrive

  • Dig out any old roof reports or invoices
  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with whoever owns or manages the building

What affects the cost of pre-purchase roof surveys

All our prices include VAT. The things that change the price are:

  • The height of the building and how the roof can safely be seen
  • The number of roofs, including extensions and garages
  • Whether it is a home or a commercial building
  • How big the roof is

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

When you call or email, these details help:

  • Your timetable, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or use the contact form.

Common roof problems in Oakleigh Park

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, but corroded nails let slates slip. It is a frequent finding on older houses.

Signs worth acting on include:

  • Standing water on a flat extension roof
  • Bitumen or mortar used in place of proper repairs
  • Gaps where slates or tiles have come loose
  • A ridge or slope that dips

Landlords with a home close to Oakleigh Park station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

  • Which limits apply to the survey
  • How they plan to inspect the roof safely

Your questions about pre-purchase roof surveys in Oakleigh Park

Is drone flying allowed in Oakleigh Park?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.

Can parking be tricky for a visit in Oakleigh Park?

Parking in Oakleigh Park, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

Do you go up on the roof?

Where it is safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.

How long does the survey visit take?

It normally takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.

Why it’s worth a survey now in Oakleigh Park

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage means you know about it from day one. In Oakleigh Park, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Why book us in Oakleigh Park

  • More than 20 years surveying roofs
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Pre-purchase roof surveys around Oakleigh Park

Heath Hall, about 3.5 miles south, is one of the historic houses in the wider area around Oakleigh Park. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Oakleigh Park is one of them, bay roofs, hips and later dormers each have their own details. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you live in an older home near Church of St John, the roof may have had decades of patch repairs, and the survey shows where they are. Parking in Oakleigh Park, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when you book, as a space near the door can’t be promised.
