Pre-Purchase Roof Survey in Brunswick Park
Know where you stand with the roof before you decide what to do next. Pre-purchase roof surveys in Brunswick Park.
- Roof slopes that look uneven or sagging
- Cracked flaunching or crumbling chimney pointing
- Blistered or split felt on a flat roof
The survey, step by step
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey normally takes between one and two hours for most houses, though large, tall or awkward roofs take more time. In Brunswick Park, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We arrange access with you, the agent or the seller.
- We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before the survey
- Dig out any old roof reports or invoices
- Point out any leaks or damp patches
- Let us know about parking near the property

How a pre-purchase roof survey works in Brunswick Park
With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you will be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. If you’re worried about gutters that overflow or drip at the joints and quick fixes on flashings and valleys, a survey will tell you what’s going on, whatever the roof.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Brunswick Park could be any of them. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Pre-purchase roof surveys in Brunswick Park: local notes
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses such as Bruce Castle, about 3.6 miles south-east, show how far back building in the area around Brunswick Park goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
The streets around a church like Oakleigh Community Church are frequently among the oldest in a place, and if you own one of the older houses nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. For landlords with property near New Southgate station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Brunswick Park questions
Can you fly a drone over a roof in Brunswick Park?
Usually it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.
Is parking a problem for a survey in Brunswick Park?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.
Can I use the report to negotiate on price?
Yes, you can. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.
Do you go up on the roof?
Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the roof space. The Premium Survey adds a drone inspection where applicable.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
DIY checks: what’s safe
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.
Landlords, agents and block managers in Brunswick Park
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email with the addresses.
When to book a survey in Brunswick Park
Blocked or leaking gutters do damage that is not obvious at first. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.
It is worth booking a survey if you’ve seen:
- Bitumen or mortar used in place of proper repairs
- Roof slopes that look uneven or sagging
- Lead that has worked loose at a wall or chimney
- Blocked or leaking gutters
For a London address like Brunswick Park, it helps to know about controlled parking before the day, along with any off-street space.
What to check before booking
- Whether you get a written report with photos
- What experience they bring
- Whether VAT is in the quoted price
- Is there a chance to talk the report through?
Before and after the survey
Over many surveys, some simple habits stand out as worth the effort:
- Book once your offer is accepted
- Mention any deadline when you get in touch
- Ask who repairs the roof under the lease
- Ask the agent to check the loft hatch can be opened
It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it.
Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.
What this survey can’t tell you
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- Anything beyond the roof, which a full home survey covers
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Whether the price should change, which is between you and the seller
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What our survey covers.
