Landlord roof survey in Brunswick Park

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait based on what can be seen. It does not give repair costs but contractors can price from it. Anything urgent is made clear, so you can deal with it first and budget for the rest. Typical surveys look at missing or loose roof coverings and standing water on a flat roof, across flat roofs on blocks, rented houses and blocks of flats.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Brunswick Park as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why get it checked now?

A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What you get with us

How it works

Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, most surveys take between one and two hours at most homes, or half a day or so for a commercial building. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Getting ready for the survey

  • If you’re buying, let the agent know when we’re coming
  • Make sure we can get to the back of the property
  • If the roof is shared, arrange access with whoever manages the building

Brunswick Park homes and their roofs

With Bruce Castle about 3.6 miles south-east, Brunswick Park sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near New Southgate station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark such as Oakleigh Community Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • The shape of the roof and its details
  • Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • Building height and the viewpoints available

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for your roof before booking.

What to let us know when you get in touch

Getting the details right at the start saves time. It’s useful to include:

  • Where the property is, with the postcode
  • Any photos you have, taken from ground level or a window
  • Any marks or damp showing indoors
  • Anything about access we should know

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or send us an email.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

When to book a survey in Brunswick Park

Many blocks and converted houses have several roof types. They all age at different rates and the smaller roofs are easy to forget.

Typical things we’re asked to look at include:

  • Blocked gutters over flats
  • Loose ridge or hip tiles
  • Damaged pots and flaunching
  • Parapets and upstands in poor repair

For businesses in and around places such as Grand Arcade, a dated report on the roof is useful for planning and for any lease discussions.

Before booking anyone

  • Will the report include photos?
  • Is VAT included in the price?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How long they’ve been surveying roofs

What a roof survey includes

Brunswick Park: your questions answered

Is parking a problem for a survey in Brunswick Park?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

How do I find out if my home in Brunswick Park is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you cover Brunswick Park for landlord roof surveys?

Yes. We carry out landlord roof surveys in Brunswick Park, and the service is the same as everywhere else we work.

Is the report suitable for a maintenance plan?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. Repair costs are not included, but contractors can price from it.

Is a landlord roof survey the same as a full building survey?

No. Our survey covers the roof and its parts, not the whole property. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on any day of the week. To find a day that suits you, ring 07833 053749 or send us an email.
