How the survey changes by roof type

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay frequently fail before good slates or tiles. The report records it.

Landlord roof survey in New Southgate

Landlords often book us when buying a property to rent out, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photos and recommendations. Surveys are carried out on weekdays and at weekends which can help when arranging access with residents. We survey converted houses, rented houses and gutters and downpipes, and the problems we’re asked to look at most are leaks into upper flats and missing or loose roof coverings.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in New Southgate with this kind of roof, the hidden gutter is one of the first things to check.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. The survey usually takes an hour or two for a single let house, with blocks of flats taking longer. In New Southgate, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Before we arrive

  • Make sure pets are kept safely away
  • Tell us about any leaks, stains or damp patches you know of

Your questions about landlord roof surveys in New Southgate

Does a conservation area affect roof work in New Southgate?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will parking be an issue for a roof survey in New Southgate?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we’ll work around them.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Does the weather affect the survey?

Light rain does not usually stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Can your report tell us who pays for the roof work?

No, we don’t advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.

Can we use the survey to plan a roof budget?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. Repair costs are not included, but contractors can price from it.

What you can safely check yourself

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

New Southgate homes and their roofs

About 2.9 miles south-west lies Heath Hall, a reminder of how long the area around New Southgate has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like St Paul's CofE Primary School N11 will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If yours is one of the older homes in the streets near St Paul's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near New Southgate station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What happens if roof problems are left?

Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed which helps with rolling maintenance. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
