We carry out landlord roof surveys in Southgate and the rest of Greater London. Surveys run on weekdays, Saturdays and Sundays.

- Damp or stains in top-floor flats
Common roof problems in Southgate
On a shared roof, it is not always clear who should act. Everyone may think someone else is responsible and work gets delayed. A condition report gives everyone the same starting point.
Common reasons to book include:
- Leaks into upper flats
- Ponding or splits on flat roofs
- Leaking joints at party walls
- Worn ridges, hips and verges
Homes near green spaces such as Grovelands Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

How a landlord roof survey works in Southgate
We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely, along with the roof space where there’s safe access. If you’ve noticed chimney stacks in poor repair and blocked gutters over flats, a survey will tell you what’s going on, on converted houses, rented houses and gutters and downpipes alike.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Southgate are no exception. Shared chimney stacks and the lead around them are just as important to check.
Nothing in the report is left vague: where something needs attention, it says so plainly.

Roofs, chimneys and gutters in Southgate
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 3.2 miles south-east lies Bruce Castle, a reminder of how long the area around Southgate has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you look after a shop, office or commercial unit, for example near Grand Arcade, a roof report helps plan work around trading rather than after a leak. Landlords with a home close to New Southgate station may find that a dated record of the roof is useful when planning maintenance across a let.

What happens if roof problems are left?
A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

How the survey works
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. In Southgate, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when booking.
- We start by agreeing the scope, roof by roof.
- You or your agent arrange access to the loft space and any flats we need to enter.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- Defects are photographed and their urgency noted.
- The report sets out condition and recommendations to help you plan.
Preparing for the visit
- Check the loft hatch can be reached
- Have keys ready for side gates, garages or roof access doors
- If the roof is shared, arrange access with whoever manages the building
Arrange a survey
If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

Common questions in Southgate
Will parking be an issue for a roof survey in Southgate?
Sometimes, yes. If Southgate has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Can a landlord with a rental near New Southgate station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
How much is a survey?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Which days do you carry out surveys?
We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or use the contact form.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Get legal advice on lease responsibilities
- Tell tenants when we are coming
- Do not wait for a leak to survey the roof
- Hold on to old reports to compare later
Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and plan the rest over time.
Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.
