How a pre-purchase roof survey works in Southgate

We survey roofs for buyers in Southgate and across London and the South East. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, ring 07833 053749 or drop us an email. We survey natural slate, chimney stacks and flat-roofed extensions and dormers, and the problems we are asked to look at most are gaps where slates or tiles have come loose and blocked or leaking gutters.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. For a purchase in Southgate, or for new roofing work there, those junctions deserve a careful look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Pre-purchase roof surveys in Southgate: local notes

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Southgate is one of them, bay roofs, hips and later dormers each have their own details. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

The streets around a church such as Christ Church Southgate Parish Church are often among the oldest in a place, and if you own one of the older houses nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. For landlords with property near New Southgate station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. As a London address, Southgate can be tricky for parking: let us know about permits, visitor bays or off-street space when you book.

Different roofs, different checks

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. We look at their linings and outlets from wherever is safe.

Why act early in Southgate

The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. A roof survey is carried out for the buyer, and the report is written for you to use. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

To find out what your survey will cost, phone 07833 053749 or drop us an email with the address and some details. We will confirm the figure before booking.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

How the survey works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. From the street, a London terrace typically shows only its front slope or parapet, so in Southgate we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Leave a clear route to the loft
  • Gather any invoices or paperwork from past roof work
  • Unlock side gates and any roof access doors

Advice

Before and after the survey

Small things make a difference. Some pointers:

  • Give your solicitor a copy of the report
  • Check we will be able to get into the roof space
  • Ask whether there are papers for past roof work
  • Find out whether the roof has been replaced or patched

We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

Your questions about pre-purchase roof surveys in Southgate

Does a conservation area affect roof work in Southgate?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you fly a drone over a roof in Southgate?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Tell us about it as you book and we’ll explain what’s needed.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The condition of the rest of the house (that is a RICS home survey)
  • Whether the price should change, which is between you and the seller
  • A structural engineer’s report

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.
