Pre-purchase roof surveys for Osidge homes and businesses

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. From the street, a London terrace usually shows only its front slope or parapet, so in Osidge we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How a pre-purchase roof survey works in Osidge

The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey lead flashings and valleys, natural slate and chimney stacks, and people most often book us about blistered or split felt on a flat roof and quick fixes on flashings and valleys.

In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Osidge, or for new roofing work there, those junctions deserve a proper look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Notice patches of new decoration in top-floor rooms
  • For a flat, check who is responsible for the roof
  • Arrange the survey as soon as your offer is agreed
  • Share the report with your solicitor

It is worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, particularly where we’ve found patch repairs.

Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

Osidge: your questions answered

Is drone flying allowed in Osidge?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.

Is my home in Osidge listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Do you work in Osidge?

Yes. We survey roofs in Osidge and the rest of Greater London, as part of our work across London and the South East. To book, phone 07833 053749 or drop us an email.

Honest limits

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Walls, floors, services and rooms below the roof
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Whether the price should change, which is between you and the seller

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.

What this survey covers

  • Chimney stacks
  • Lead flashings and valleys
  • The roof space
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Natural slate
  • Clay and concrete tiles

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Rented homes, blocks and businesses

Landlords and agents in Osidge book surveys as well as homeowners. The report gives you a dated record of the roof, with photographs.

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

Buying a home or a new roof in Osidge

Bruce Castle, about 3.8 miles south-east, is one of the historic houses in the wider area around Osidge. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Osidge is one of them, bay roofs, hips and later dormers each have their own details. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

For a London address like Osidge, it helps to know about controlled parking before the day, along with any off-street space. For an older house near a landmark like St Andrew's Church, the roof may have had decades of patch repairs, and the survey shows where they are. Landlords with a home close to Oakleigh Park station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.
