Landlord and commercial surveys in Mill Hill

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

How a roof survey works in Mill Hill

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. Common reasons to book are standing water on a flat roof and torn or sagging underlay, on chimney stacks, ridges, hips and valleys and clay and concrete tiles.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Mill Hill, as across London, that is why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

What affects the cost of roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • The roof’s overall size
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Access details, such as a loft hatch or a shared roof
  • What kind of property and roof it is
  • Any deadline, like an exchange date
  • Any stains, drips or damp patches you’ve seen indoors

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.

When to book a survey in Mill Hill

Some damage starts inside the roof space. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak, and it needs a different fix.

Most people get in touch when they’ve noticed one of these:

  • Valley linings that have cracked or split
  • Loose chimney pots
  • Ponding, splits or blisters on flat roofs
  • Cracked mortar along the ridge

If you own a rental within reach of Mill Hill Broadway station, a dated record of the roof is useful when planning maintenance across a let.

Before you book any roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether VAT is in the quoted price
  • Whether you get a written report with photos
  • When you will get the report

What a good roof survey covers

Mill Hill homes and their roofs

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If yours is one of the older homes in the streets near St Paul's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Trees in and around Bittacy Hill Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Different roofs, different checks

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too, since leaks frequently start there.

Natural slate

Inside the roof space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none.

What we can’t see

It is a careful look at the roof, not the whole story. The main limits are:

  • A promise that the roof will not leak in future
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Natural slate
  • Flat roofs
  • Lead flashings
  • Clay and concrete tiles
  • Chimney stacks
  • Ridges, hips and valleys
  • The roof space

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for most houses, and about three to four hours for a commercial roof. Surveys in Mill Hill can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Preparing for the visit

  • Jot down any questions you want answered
  • If the roof is shared, arrange access with whoever manages the building
  • Gather any invoices or paperwork from past roof work

Your questions about roof surveys in Mill Hill

Is my home in Mill Hill listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is parking a problem for a survey in Mill Hill?

Normally it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Will the report say how many years my roof has left?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.
