Flat roof surveys for homes and businesses in Mill Hill

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’ve noticed failed seals around rooflight kerbs and edge trims that have lifted or split, a survey will tell you what’s going on, on felt flat roofs, upstands and outlets and single-ply membranes alike.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. In Mill Hill, roof access is agreed with the building manager or owner beforehand. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

The survey, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes an hour or two on an ordinary house, or half a day or so for a commercial building. In Mill Hill, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can safely be seen.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Keep pets out of the way during the survey
  • Let us know about parking near the property
  • If the roof is shared, arrange access with whoever manages the building

Advice

Tips that help

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:

  • Note any new marks on ceilings beneath the roof
  • Make sure new fixings through the roof are properly sealed
  • Book a survey every few years
  • Limit foot traffic on the covering

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

Do you need a flat roof survey in Mill Hill?

Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.

These are some of the problems a survey can pick up:

  • Pools of water lying on the roof
  • Water getting in at rooflights
  • A sagging deck under the covering
  • Upstands pulling away from walls

For businesses in and around places such as Broadwalk Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Before booking anyone

  • What they will not be able to tell you
  • What experience they bring
  • Their insurance cover
  • Which parts of the roof they’ll actually see

FAQs for Mill Hill

How do I find out if my home in Mill Hill is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will parking be an issue for a roof survey in Mill Hill?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.

Does the survey cover asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What’s in the survey report?

You get our findings in writing, part by part, with photos. The most urgent items are made clear.

Is Mill Hill in your area?

Yes. We survey roofs in Mill Hill and the rest of Greater London, as part of our work across London and South East England. For a price, phone 07833 053749 or drop us an email.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Tell us about it when you book and we will explain what’s needed.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

When you need someone else

Some things cannot be seen without opening up the roof, and that sets some limits:

  • A fixed date for when the roof will need replacing
  • Fragile surfaces, which we do not walk on
  • Testing older roof sheets for asbestos

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Mastic asphalt
  • GRP fibreglass
  • Single-ply membranes
  • Upstands and outlets
  • EPDM rubber
  • Felt flat roofs

Why get it checked now?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Flat roof surveys around Mill Hill

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Historic houses like Heath Hall, about 4 miles south-east, show how far back building in the area around Mill Hill goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you look after a building like St Paul's CofE Primary School NW7, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If your home is one of the older ones in the streets near St Paul's Church, flat-roofed rear additions and dormers added over the years are worth checking.
