New roof snagging near Mill Hill

New roof snagging in Mill Hill

A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted and look in the roof space for condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, so it is worth raising early. We record what we see. We survey new-build homes, loft conversions and dormers and new flat roofs, and common reasons people get in touch are poorly finished verges and broken coverings left on a new roof.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Mill Hill, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. If it is a flat, the lease typically sets out who is responsible for the roof.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Your questions about new roof snagging in Mill Hill

Can parking be tricky for a visit in Mill Hill?

It depends on the street. If Mill Hill has controlled parking where you are, a visitor permit is the easiest answer.

How do I find out if my home in Mill Hill is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Do you cover Mill Hill for new roof snagging?

Yes. We survey roofs in Mill Hill and the rest of Greater London, as part of our work across London and the South East. To book, call 07833 053749 or drop us an email.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

Can you inspect my roof with a drone?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

New roof snagging in Mill Hill: local notes

With Heath Hall about 4 miles south-east, Mill Hill sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

As a London address, Mill Hill can be tricky for parking: let us know about parking bays, permits or a driveway as you book, as a space near the door cannot be promised. If yours is one of the older homes in the streets near St Paul's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Walk round the house to look for knock-on damage
  • Check the roof before you pay in full
  • Look for new stains after a downpour
  • Look for debris left in gutters from the ground

You receive a written report with photos of each snag and recommendations, prioritised by urgency where relevant. Pass it on to your roofer or builder.

Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.

What new roof snagging doesn’t cover

It’s useful to know what a survey won’t do before you book:

  • Pricing the remedial work
  • Nails and clips under the slates or tiles
  • Deciding who is at fault in a disagreement

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

Common roof problems in Mill Hill

A roof is hard for most owners to see properly. Without an independent check, you are relying on what can be seen from the ground before you pay.

Most people get in touch after spotting something like this:

  • Missing or blocked roof ventilation
  • Damage to other parts of the building
  • Flashings not properly dressed or fixed
  • Underlay not dressed into the gutter

If you own a rental within reach of Mill Hill Broadway station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

  • Is VAT included in the price?
  • Their report turnaround times
  • Which viewpoints they use to see the roof

What to expect from a roof survey

Why it’s worth a survey now in Mill Hill

A defects or warranty period does not last for ever. Checking the roof before it ends gives you time to raise anything we find. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Why us?

  • Professional indemnity and public liability insurance
  • A report with photos
  • Thermal imaging and drones used where they help
  • Satisfaction rate of 98%

What we do, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. In a London area like Mill Hill, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it is safe, the roof itself.

  1. We start by finding out what was replaced and what worries you.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

Preparing for the visit

  • Find any records of previous roof work
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Have keys ready for side gates, garages or roof access doors
