How a gutter survey works in Mill Hill
We carry out gutter surveys in Mill Hill as part of our cover across London and South East England. On the day, we inspect what can safely be seen from the ground, windows, the roof space and the roof where it is safe. Time on site usually takes an hour or two for most houses, or half a day or so for a commercial building. The written report follows, with photos and recommendations. We survey parapet and box gutters, valley gutters and downpipes, and people most often book us about gutters full of debris and silt and overflowing valley or parapet gutters.
London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.
We keep jargon out of it: if work is needed, the report says so clearly.

Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- The inside of buried drains
- Blockages deep inside downpipes
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey before booking. The full list of what we check.

Surveys for landlords and agents in Mill Hill
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays and at weekends, which can make access easier.
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
How we price gutter surveys
Several things affect the price of a survey:
- Whether it is a home or a commercial building
- Building height and the viewpoints available
- Which survey package you book
- The number of roofs, including extensions and garages
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
What to let us know when you get in touch
Before you get in touch, it helps to have:
- Why you want a survey: buying, a leak, a storm or new work
- Pictures of the roof from a safe spot, if you have them
- The address and postcode of the property
- Any stains, drips or damp patches you’ve seen indoors
We survey roofs on any day of the week. To arrange a day that suits you, call 07833 053749 or drop us an email with the address and the days you’d prefer.
Your questions about gutter surveys in Mill Hill
I let a flat near Mill Hill Broadway station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or send us an email with the details.
Is my home in Mill Hill listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
How long will you be on site?
Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.
Will you go up on the roof?
Only when it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.
Do you use drones?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What happens on the day
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. The survey usually takes an hour or two at most homes, and about three to four hours for a commercial roof. In a London area like Mill Hill, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Gather any invoices or paperwork from past roof work
- For a flat or shared roof, check access with the building owner or managing agent
- Leave a clear route to the loft

Advice
Why act early in Mill Hill
Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
What you get with us
- Thermal imaging and drone inspection where they help
- An independent view of the roof
- 98% customer satisfaction
- A report with photos

What a gutter survey looks like in Mill Hill
With Heath Hall about 4 miles south-east, Mill Hill sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Mill Hill is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For businesses in and around places like Broadwalk Centre, a dated report on the roof is useful for planning and for any lease discussions. Trees in and around Bittacy Hill Park shed leaves that can end up in nearby gutters. If you own a rental within reach of Mill Hill Broadway station, the gap between tenancies is a good time to have the roof looked at.
