About our gutter survey in Grahame Park

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. Common reasons to book are soffits marked by water and leaking or loose downpipes, on downpipes, outlets and hoppers and eaves gutters.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Grahame Park are no exception. Shared chimney stacks and the lead around them are just as important to check.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a gutter survey doesn’t cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • The inside of buried drains
  • Rot or damp concealed behind fascias or inside walls
  • Parts of gutters that can’t be seen safely

Grahame Park: your questions answered

Can parking be tricky for a visit in Grahame Park?

Usually it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Can a landlord with a rental near Mill Hill Broadway station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just phone 07833 053749 or email us for a price.

What’s in the report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put by urgency where it matters.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

What do I do with the report?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Different roofs, different checks

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

What affects the price in Grahame Park

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available
  • The shape of the roof and its details

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Getting in touch

A few details help us suggest the right survey and price. When you contact us, it helps to mention:

  • The property’s address and postcode
  • When you need the report by
  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.

Why act early in Grahame Park

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Why us?

  • Thermal imaging and drone inspection where they help
  • Covered by professional indemnity and public liability insurance
  • We hold a CAA Flyer ID and Operator ID
  • Surveys seven days a week

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two at a typical home, and about three to four hours for a commercial roof. You’re welcome to ask questions while we are there. Surveys in Grahame Park can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Check we can get to the back of the property
  • Have any paperwork from past roof work to hand

Local roofs in Grahame Park

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Grahame Park is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first. About 3.5 miles south-east lies Heath Hall, a reminder of how long the area around Grahame Park has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

Shop and office owners around Broadwalk Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you own a rental within reach of Mill Hill Broadway station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building like St James' Catholic High School, a written record of a large roof helps plan work for the holidays rather than in term time.
