Drone roof survey in Grahame Park

A drone shows the outside of a roof very well, but it can’t see under the coverings or into the loft. Where there’s safe access, we look in the roof space too, since that is where leaks and condensation often show first. Inside and out together tell you far more. Your report shows the drone photos alongside what we saw in the loft. Where the loft can’t be reached safely, we note it. If you are worried about damage after a storm that can’t be seen from below and chimney tops in poor condition, we can find out what’s behind it, on fragile roofs, valleys and parapet gutters and chimney stacks alike.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Grahame Park as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What a drone roof survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the slates, tiles or felt
  • A flight on a day when the weather is not safe
  • Flights in a restricted zone without permission

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

Roofs we survey in Grahame Park

  • Flat roofs on upper floors
  • Chimney stacks
  • Fragile roofs
  • Valleys and parapet gutters
  • Tall and steep roofs
  • Large and complex roofs

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes between one and two hours at a house, including the airspace and weather checks before take-off. In a London area like Grahame Park, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.

  1. First, we check the address for flight restrictions.
  2. We arrange any permission that is needed before we fly.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. Your report arrives by email, with close-up photos and recommendations.

How to prepare

  • For a flat or shared roof, check access with the building owner or managing agent
  • Let us know about parking near the property
  • Have any questions written down, so nothing gets missed

Advice

FAQs for Grahame Park

Can parking be tricky for a visit in Grahame Park?

It depends on the street. If Grahame Park has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Does a conservation area affect roof work in Grahame Park?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a drone see inside my loft?

No. The drone sees the roof from outside only. For the underside, we check the loft where it can be reached safely, as damp and daylight often show there first.

Are you insured?

Our cover is professional indemnity plus public liability.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

What about my neighbours’ privacy?

The camera stays on your roof, not on neighbouring gardens or windows. We inspect only the roof you’ve asked about. If your roof is shared, it helps to tell your neighbours about the visit.

Will you photograph what you find?

Yes, plenty. Each finding is shown in a picture where possible.

What we’re asked to look at in Grahame Park

Steep and tall roofs are hard to inspect safely. Three-storey houses, blocks of flats and tall commercial buildings are common examples. A drone gets close-up views from a safe position on the ground.

Signs worth acting on include:

  • Standing water on a flat roof
  • Cracked mortar along the ridge
  • Hidden gutters full of leaves
  • Lead work pulling away at abutments

For a London address like Grahame Park, it helps to know about controlled parking before the day.

Questions to ask before you book

  • Whether VAT is added on top
  • What the survey won’t cover
  • What follow-up you get after the report
  • Whether the loft is part of the inspection

What a good roof survey covers

Flying and imaging in Grahame Park

About 3.5 miles south-east lies Heath Hall, a reminder of how long the area around Grahame Park has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Every flight is checked against the Drone Safety Map first.

For site and facilities teams at buildings such as St James' Catholic High School, a view from above covers a wide roof far faster than walking it. For an older house near a landmark such as St Augustine Grahame Park, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps.

Why it is worth a survey now in Grahame Park

From the ground, you are guessing about most of a tall roof. Close-up photos show what’s really there, slope by slope. It’s far easier to plan work when you can see the problem. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for your survey before booking.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Different roofs, different checks

Ridges and hips

Wind lifts loose ridge and hip tiles. Finding them early keeps them from coming down.

Chimney stacks

Chimney tops are hard to see from the ground. A drone gets close to the pots, flaunching, pointing and flashings, so cracks and gaps are clear.
