Pre-Purchase Roof Survey in Grahame Park
Get a clear view of the roof at a property in Grahame Park from an independent roof surveyor. We visit on weekdays and at weekends.
- Slipped or missing slates and tiles
- Flashings that have lifted or split
- Signs of past leaks inside the loft
How it works
On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where applicable. Most surveys take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Grahame Park runs like any other.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- Access is arranged through you, the agent or the seller.
- The roof is inspected from every safe viewpoint, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before we arrive
- Make a note of anything you’d like us to look at
- Find any records of previous roof work
- Make sure we can get to the back of the property

Advice
How a pre-purchase roof survey works in Grahame Park
The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, while you are not yet committed. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We survey chimney stacks, natural slate and gutters and downpipes, and common reasons people get in touch are ponding, blisters or splits on a flat roof and bitumen or mortar used in place of proper repairs.
In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters. That matters for anyone buying in Grahame Park or checking a new roof there: only the parts we are given access to and can see safely are inspected. If it is a flat, the lease typically sets out who is responsible for the roof.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

Landlord and commercial surveys in Grahame Park
If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Grahame Park: your questions answered
Is my home in Grahame Park listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is drone flying allowed in Grahame Park?
Usually it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. A small drone can’t fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.
Will you climb onto the roof?
Only where it’s safe to do so. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where applicable.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Prices for pre-purchase roof surveys in Grahame Park
Not every roof costs the same to survey, for these reasons:
- If the survey needs thermal imaging or a drone
- How tall the building is and how easy the roof is to see
- How many separate roofs there are, like extensions, dormers and garages
- House, block, shop or office
Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.
Getting in touch
You do not need to know any roofing terms. Just tell us:
- The style of property, from a terrace to a block
- What made you get in touch
- Any deadline, such as an exchange date
- Where water is showing inside, if it is
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.
Roof by roof
Clay and concrete tiles
Tiled roofs frequently last half a century or longer. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.
Lead flashings and valleys
Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
Grahame Park homes and their roofs
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. The wider area around Grahame Park has a long history of building, with Heath Hall about 3.5 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
For a London address like Grahame Park, it helps to know about controlled parking before the day. If you let a flat or house near Mill Hill Broadway station, a written report helps before buying a rental or paying for a new roof on one.

When to book a survey in Grahame Park
Buildings put up or refurbished before 2000 may contain asbestos. It’s often found in cement sheets, soffits and flue pipes. We don’t test for it or carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.
People normally book a survey when they’ve noticed something like this:
- Worn or lifted lead flashings
- Damp timbers or stains in the loft
- Slipped or missing slates and tiles
- Patch repairs that may hide an ongoing problem
For an older house near a landmark such as St Augustine Grahame Park, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
What to check before booking
- Whether you get a written report with photos
- Which parts of the roof they’ll actually see
- Their track record with similar roofs
- Whether the loft space is looked at, where there is one
What you can safely check yourself
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.
