DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

New roof snagging for homes and businesses in Barnet

A new roof is a big spend, so it is worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. The findings go into a written report with photos that you can pass to your roofer. We are independent of the roofer who did the job. Typical surveys look at cracked lower roofs or marked walls after the work and underlay not dressed into the gutter, across flashings and valleys, new flat roofs and new-build homes.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you’re buying a flat or house in Barnet, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey changes by roof type

Underlay and ventilation

At the eaves, the underlay should run into the gutter to carry water off. We check it where it is visible.

Ridges, hips and verges

Loose ridge or hip tiles are a common snag. We photograph any we find.

Common roof problems in Barnet

Owners frequently get in touch when the finish looks uneven or a leak appears. Others want an independent check as a matter of course before signing off the job.

A survey can pick up problems such as:

  • Debris left in gutters or valleys
  • Underlay not dressed into the gutter
  • Cracked lower roofs or marked walls after the work
  • Signs of condensation in the roof space

If your home is one of the older ones in the streets near St John's United Reformed Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What to check before booking

  • What experience they bring
  • Whether the inside of the roof is included
  • Are they insured for the work?
  • Which parts of the roof they’ll actually see

FAQs for Barnet

Do you cover Barnet?

Yes. We work right across London and the South East, and Barnet is part of that. You can phone 07833 053749 or email us with the address and some details.

Is parking a problem for a survey in Barnet?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

What does a new roof inspection include?

We check the coverings, ridges, verges, hips, valleys and flashings, along with ventilation, gutters and the underlay at the eaves. We also look for debris left behind and damage to other parts.

Is snagging available for a new-build house roof?

Yes, the inspection works the same as for a re-roof. The report lists snags with photos to raise with the builder.

What happens on the day

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey usually takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. From the street, a London terrace normally shows only its front slope or parapet, so in Barnet we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. The roof space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photographs.

Leave it or get it looked at?

Photographs from the ground rarely show the detail. Our inspection looks as closely as can be done safely using a drone where it applies. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What a survey costs

Prices always include VAT. What changes the price is:

  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, such as extensions, dormers and garages
  • The roof’s overall size

To find out what your survey will cost, phone 07833 053749 or use the contact form with the address and a few details. We’ll confirm the figure before booking.

What to let us know when you contact us

You do not need to know any roofing terms. Just let us know:

  • Photos of the roof, taken safely from the ground or a window
  • The property’s address and postcode
  • How the loft is reached, if there is one
  • The kind of building and roof involved

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or use the contact form.
