About our roof survey in Kitts End

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. We’re often asked to look into worn lead at chimneys and abutments and loose ridge or hip tiles, on natural slate, the roof space and ridges, hips and valleys.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Kitts End with this kind of roof, the hidden gutter is one of the first things to check.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

Roof surveys in Kitts End: local notes

The wider area around Kitts End has a long history of building, with Wyllyotts Manor about 1.7 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Landlords with a home close to Hadley Wood station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as Parish Church of St Mary the Virgin are frequently among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Kitts End is about 2 miles south-west of Potters Bar, in Greater London. Whether the building in Kitts End is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Kitts End is one of the places in Greater London we cover. There’s also a page for London.

Landlord and commercial surveys in Kitts End

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.

Do you need a roof survey in Kitts End?

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors.

It is worth booking a survey if you’ve seen:

  • Cracked mortar along the ridge
  • Flashings that have come away from the wall
  • Leaning or weathered chimney stacks
  • Torn or sagging underlay

For businesses in and around places such as Spires Shopping Centre, a roof report helps plan work around trading rather than after a leak.

Questions to ask before you book

  • When you’ll get the report
  • Whether you can ask questions once you have the report
  • How they plan to inspect the roof safely
  • Whether you get a written report with photos

Questions from Kitts End

Is my home in Kitts End listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you fly a drone over a roof in Kitts End?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Is Kitts End in your area?

Yes. We survey roofs in Kitts End and the rest of Greater London, as part of our work across London and the South East. For a price, phone 07833 053749 or send us an email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, like serious sagging, we will say so. Our survey isn’t a structural engineer’s report.

How much is a survey?

Prices start from £150, including VAT. We confirm the price for the job before booking. To get a price, call 07833 053749 or drop us an email.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • An exact number of years the roof has left
  • What’s under the slates, tiles or felt
  • A structural engineer’s report

If in doubt, phone 07833 053749 or email us and we will suggest the right survey before booking. The full list of what we check.

What we check

  • Clay and concrete tiles
  • The roof space
  • Ridges, hips and valleys
  • Lead flashings
  • Natural slate
  • Chimney stacks
  • Flat roofs

What happens if roof problems are left?

A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before booking.

Why us?

What we do, step by step

Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, most surveys take an hour or two for most homes, depending on how many separate roofs there are. In a London area like Kitts End, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Point out any leaks or damp patches
  • Leave side gates unlocked
  • Keep pets in another room

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Include dormers, porches and garages when booking
  • Leave roof access to professionals
  • Keep the report with your property records
  • Let us know about any leaks or stains you’ve seen

Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.
