Why get it checked now?

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

Why us?

  • Photos and a written report every time
  • An independent look at the roof
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Thermal imaging and drone inspection where they help

How a pre-purchase roof survey works in New Barnet

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that’s often not the individual flat owner, with costs frequently passed on through the service charge. We look at as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. We survey clay and concrete tiles, flat-roofed extensions and dormers and gutters and downpipes, and the problems we are asked to look at most are a ridge or slope that dips and blocked or leaking gutters.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in New Barnet, or for new roofing work there, those junctions deserve a careful look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

  • How many separate roofs there are, like extensions, dormers and garages

Helping us price your survey

Getting the details right at the start saves time. It helps to include:

  • When you need the report by
  • What kind of property and roof it is
  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from the ground or a window

We confirm the price for your roof before you book, so you know where you stand. Pre-purchase roof survey starts from £150, including VAT. To book, phone 07833 053749 or send us an email.

New Barnet homes and their roofs

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Historic houses like Wyllyotts Manor, about 3.8 miles north, show how far back building in the area around New Barnet goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Holy Trinity Lyonsdown are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near New Barnet station, a written report helps before buying a rental or paying for a new roof on one.

Questions from New Barnet

Is drone flying allowed in New Barnet?

Typically it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain, and the rest of the survey doesn’t depend on the drone.

Will parking be an issue for a roof survey in New Barnet?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.

What if it rains on the day?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or send us an email.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Is this an asbestos survey?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely. Most surveys take about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. In New Barnet, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we will get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

How to prepare

  • Let us know about parking near the property
  • Gather any invoices or paperwork from past roof work
  • Move anything stored under the loft hatch

How to book

Most bookings start with a short call: call 07833 053749 or send us an email. The price is agreed before a date is set.

Related advice

Do you need a pre-purchase roof survey in New Barnet?

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof frequently lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.

We are often asked to look at:

  • Quick fixes on flashings and valleys
  • Ponding, blisters or splits on a flat roof
  • Slates or tiles that have slipped or gone
  • Signs of past leaks inside the loft

For a London address like New Barnet, it’s useful to know about controlled parking before the day, along with any off-street space.

Tips that help

A little preparation and a few simple habits help. Our tips:

  • Arrange the survey as soon as your offer is agreed
  • Share the report with your solicitor
  • Notice patches of new decoration in top-floor rooms
  • Ask the agent to make sure the loft hatch can be opened

You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
