Pre-purchase roof surveys for Underhill homes and businesses

Pre-purchase roof survey in Underhill: what you get

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Choose the level that suits the home you’re buying. All three include a report with photographs and recommendations. If you’re worried about gaps where slates or tiles have come loose and old water stains in the roof space, a survey will tell you what’s going on.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Underhill could be any of them. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Roof by roof

Clay and concrete tiles

Tiled roofs frequently last half a century or longer. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

Natural slate

Many older homes in London and the South East have slate roofs. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • What’s under the slates, tiles or felt
  • A structural engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before booking. What our survey covers.

Roof types and parts we check

  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • The roof space
  • Clay and concrete tiles
  • Natural slate
  • Chimney stacks
  • Gutters and downpipes

How it works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. London terraces rarely offer a view of the whole roof from one spot, so a visit in Underhill moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a report with photos and recommendations before you exchange.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed
  • Check the loft hatch can be reached

Advice

What affects the cost of pre-purchase roof surveys

Several things affect the price of a survey:

  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium
  • Building height and the viewpoints available
  • Roof area

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Getting in touch

Some details help us suggest the right survey and price. When you contact us, tell us:

  • Photos of the roof, taken safely from ground level or a window
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or drop us an email.

Underhill questions

Are there drone restrictions around Underhill?

Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.

Does a conservation area affect roof work in Underhill?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we cannot promise any saving.

Will you climb onto the roof?

Where it is safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Should I get a roof survey as well as a RICS home survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

Landlord and commercial surveys in Underhill

Letting agents can arrange access with tenants. We survey on any day of the week, which can make access easier.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Why it’s worth a survey now in Underhill

Plenty of buyers go ahead anyway, but with their eyes open. You’ll know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Local roofs and buyers in Underhill

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Historic houses such as Wyllyotts Manor, about 3.4 miles north, show how far back building in the area around Underhill goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you own one of the older houses in the streets near St John the Baptist Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you own a rental within reach of New Barnet station, a written report helps before buying a rental or paying for a new roof on one. As a London address, Underhill can be tricky for parking: let us know about parking bays, permits or a driveway when you book.
