Flaunching
Cracked flaunching is one of the most common chimney defects we record. It’s typically a modest repair when it is caught early.
Chimney breasts and the loft
If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.
Chimney survey in Winchmore Hill
If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photos and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. We’re often asked to look into flashings pulling away from the stack and mortar washing out of the joints, on lead flashings, chimney pots and cowls and flaunching.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Winchmore Hill are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Chimney surveys in Winchmore Hill: local notes
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. The wider area around Winchmore Hill has a long history of building, with Bruce Castle about 2.6 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark such as Holy Trinity, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to Grovelands Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Can I check my roof myself?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Signs you need a chimney survey in Winchmore Hill
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the roof space and outside, and the report recommends a structural engineer if support is a concern.
Common reasons to book include:
- Gaps in the mortar around the pots
- Unused flues sealed without airflow
- Eroded joints in the brickwork
- Damp on a chimney breast inside
If you own a rental within reach of Winchmore Hill station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Winchmore Hill questions
Is my home in Winchmore Hill listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
I let a flat near Winchmore Hill station. Can you check the roof?
Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or send us an email and tell us about the building, including who will give access on the day.
What’s in the survey report?
A report with photographs, covering the condition of the chimney stack, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Will you photograph what you find?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
What’s the best way to book?
It is easiest to phone 07833 053749 or drop us an email. Give us the address and some details about the roof, and we’ll suggest the right survey. Surveys run on weekdays and at weekends.
Our stack is shared. Can you still survey it?
Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.
How fast do I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know when booking.
Why get it checked now?
Damp in a chimney breast usually gets worse while the cause is left. It can spoil decoration and plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What affects the cost of chimney surveys
When we price a survey, we consider:
- The package you choose: Basic, Standard or Premium
- Features like valleys, chimneys, dormers and parapets
- If the survey needs thermal imaging or a drone
- The type of building, from a house to a block or an office
All our prices include VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.
What to let us know when you get in touch
To price your survey accurately, we’ll ask about:
- The kind of building and roof involved
- Where the property is, with the postcode
- Where any leaks, stains or damp patches show inside
- Whether there is a loft hatch, a shared roof or tricky access
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or drop us an email.
The survey, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours at a house, as part of a look at the roof around the stack. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Winchmore Hill runs like any other.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- Each chimney is viewed from wherever it can safely be seen.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- You get a photo-illustrated written report and our recommendations.
Before we arrive
- Buyers: confirm access with the estate agent or seller
- Have keys ready for side gates, garages or roof access doors
