Chimney surveys in Upper Edmonton

Chimney surveys for homes and businesses in Upper Edmonton

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photographs. We survey flaunching, chimney pots and cowls and lead flashings, and common reasons people get in touch are a chimney out of line and loose, cracked or missing pots.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Upper Edmonton as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Conditions inside walls
  • Checks on boilers, fires or their flues
  • Whether the flue is safe to use

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Brick chimney stacks
  • Chimney pots and cowls
  • Lead flashings
  • Shared and party-wall stacks
  • Chimney breasts
  • Flaunching

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two at most homes, and longer for a large or complex roof. If you have questions on the day, just ask. London terraces rarely offer a view of the whole roof from one spot, so in Upper Edmonton we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Getting ready for the survey

  • Point out any leaks or damp patches

Upper Edmonton: your questions answered

Will parking be an issue for a roof survey in Upper Edmonton?

Parking in Upper Edmonton, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

How do I find out if my home in Upper Edmonton is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Our stack is shared. Can you still survey it?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

What will the report tell me?

You get our findings in writing, part by part, with photos. Points are put with the most urgent first where relevant.

Is a chimney survey the same as a flue inspection?

No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

What happens next?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Chimney surveys around Upper Edmonton

Historic houses such as Bruce Castle, about 1.1 miles south, show how far back building in the area around Upper Edmonton goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Trees in and around Pymmes Park shed leaves that can end up in nearby gutters. Take a building like St John and St James CofE Primary School: large buildings have long gutter runs and big roofs that need checking like any other. For businesses in and around places such as Edmonton Green Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Roof by roof

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.

Lead flashings

Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.

What happens if roof problems are left?

If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you know where you stand. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
