About our thermal roof survey in Upper Edmonton
We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. There’s a 12-month follow-up as well. If you are worried about missing or slipped insulation and damp patches with no obvious cause, we can find out what’s behind it.
London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Flying and imaging in Upper Edmonton
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Upper Edmonton is one of them, bay roofs, hips and later dormers each have their own details. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
If you live in an older home near St Mary's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps. Upper Edmonton is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

How it works
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two for most homes, plus time to check any thermal findings with moisture readings. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Upper Edmonton moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.

Upper Edmonton questions
Will parking be an issue for a roof survey in Upper Edmonton?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
How do I find out if my home in Upper Edmonton is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Can you check my loft insulation with a thermal camera?
Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it’s warm inside and cold outside. Where we can reach the loft safely, we check there too.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance.
Will the camera show exactly where the water is?
The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- The roof’s overall size
- The height of the building and how the roof can be seen safely
- Which survey package you book
- Commercial roofs and larger buildings
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
What to let us know when you contact us
To price your survey accurately, we will ask about:
- Your postcode, so we can check access and travel
- What made you get in touch
- Pictures of the roof from a safe spot, if you have them
- The style of property, from a terrace to a block
Prices start from £400, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or email us to find out.
When to book a survey in Upper Edmonton
Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which helps when timescales are tight.
Things that often lead to a survey include:
- Cold areas below the roof
- Damp that repairs haven’t cured
- Water that travels before it shows
- Gaps in loft insulation
Shop and office owners around Edmonton Green Shopping Centre may find that large commercial roofs are often easiest to see from above or with a thermal imager.
Before booking any roof surveyor
- Is there a chance to talk the report through?
- Their insurance cover
- When you will get the report
- Which parts of the roof they’ll actually see
Should I look at the roof myself first?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Roof by roof
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.
Loft insulation
The difference is clearest when the home is heated and it is cold out. Our report notes how the conditions affected the images.
Rented homes, blocks and businesses
Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
