About our chimney survey in Edmonton
A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we’ll say so. We survey brick chimney stacks, chimney pots and cowls and chimney breasts, and common reasons people get in touch are mortar washing out of the joints and frost-damaged brickwork on the stack.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Edmonton are no exception. Shared chimney stacks and the lead around them are just as important to check.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Before and after the survey
Most of what helps is simple and safe from the ground. Our suggestions:
- Have brackets on the chimney checked
- Ask for ventilated caps on redundant stacks
- Use a Gas Safe registered engineer for gas appliances
- Ask about consent before removing a chimney on an older property
Where another specialist is needed, like a structural engineer or sweep, we explain why. It gives them a clear starting point.
Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.
Checking the roof from the ground
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Roofs, chimneys and gutters in Edmonton
Historic houses such as Bruce Castle, about 1.8 miles south, show how far back building in the area around Edmonton goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.
For landlords with property near Edmonton Green station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as All Saints' Church are frequently among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Brettenham Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What this survey can’t tell you
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- Areas we can’t view from safe positions
- Checks on boilers, fires or their flues
- Structural calculations for a leaning stack
If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Different roofs, different checks
Chimney pots and cowls
A loose or cracked pot can fall from height. We photograph each pot and note any damage.
Brick stacks
Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.
Edmonton questions
Does a conservation area affect roof work in Edmonton?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Edmonton Green station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.
What does a chimney survey cover?
The whole stack, as far as it can be seen safely: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.
Do you use drones?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Is it a structural engineer’s report?
No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.
What causes damp on a chimney breast?
Damp on a chimney breast usually means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.
What we do, step by step
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for most homes, a little longer where there are several stacks. From the street, a London terrace normally shows only its front slope or parapet, so in Edmonton we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Before the survey
- If you are buying, let the agent know when we’re coming
- Have any paperwork from past roof work to hand
- Jot down any questions you want answered
