About our thermal roof survey in Monkhams

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We survey insulated roof spaces, pitched roof slopes and commercial roofs, and common reasons people get in touch are damp around roof outlets and upstands and heat escaping through the roof.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

Questions from Monkhams

Does a conservation area affect roof work in Monkhams?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is drone flying allowed in Monkhams?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

How long will you be at the property?

Most surveys take roughly 1–2 hours for most houses, and longer for a large or complex roof. We will confirm the timing when booking.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can thermal imaging show missing insulation?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the images show where improvements may help.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, it usually takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. Surveys in Monkhams can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We look at the roof from the ground, from windows and from the roof itself where it is safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photographs and our recommendations.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Keep pets out of the way during the survey

Why it is worth a survey now in Monkhams

For buyers, a thermal survey adds detail that a visual inspection cannot give. Finding hidden moisture before exchange gives you facts to raise with the seller. In Monkhams, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £400, including VAT.

What a thermal roof survey looks like in Monkhams

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Steep or complicated roofs are frequently hard to see from the ground, which is where aerial photos and thermal images help.

If your home is one of the older ones in the streets near All Saints' Church, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Historic houses such as Valentines Mansion, about 3.6 miles south-east, show how far back building around Monkhams goes. Photos from the air and thermal images let an old roof be checked without anyone disturbing it.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Do you need a thermal roof survey in Monkhams?

Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which helps when timescales are tight.

People typically book a survey after spotting something like this:

  • Damp that repairs haven’t cured
  • Possible trapped moisture under a flat roof covering
  • Damp around chimneys and parapets
  • Wet areas near outlets and upstands

Anyone responsible for a site like Wells Primary School will know that thermal images can show where wet insulation sits under a big flat roof.
