Roof survey in Chigwell Row

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs frequently need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you are worried about slates or tiles that have slipped or broken and ponding, splits or blisters on flat roofs, a survey will tell you what’s going on.

In a village or hamlet like Chigwell Row, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

FAQs for Chigwell Row

Can a landlord with a rental near Chadwell Heath station book a roof survey?

Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

Is my home in Chigwell Row listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How do I book a survey in Chigwell Row?

The quickest way is to call 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll suggest the right survey. We survey on weekdays and at weekends.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Is Chigwell Row in your area?

Yes. Chigwell Row is part of the area we cover.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, like serious sagging, we will say so. Our survey isn’t a structural engineer’s report.

What we’re asked to look at in Chigwell Row

Some damage starts inside the loft space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It can look like a leak, and it needs a different fix.

People usually book a survey after spotting something like this:

  • Ponding, splits or blisters on flat roofs
  • Gutters that overflow in heavy rain
  • Ridge tiles that have lifted or moved
  • Worn lead at chimneys and abutments

For landlords with property near Chadwell Heath station, a dated record of the roof is useful when planning maintenance across a let.

With Valentines Mansion about 3.9 miles south-west, Chigwell Row sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Chigwell Row is about 3 miles from Stapleford Aerodrome. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark such as All Saints Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Chigwell Row Infant School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What we cannot see

A survey is a close look at the roof, but it can’t do everything. Its limits include:

  • A promise that the roof won’t leak in future
  • Structural calculations (that is a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. What our survey covers.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • Extra roofs, like extensions, dormers or garages
  • Whether it is a home or a commercial building
  • Building height and the viewpoints available

What to tell us when you get in touch

We will typically ask about:

  • How the loft is reached, if there is one
  • The type of building and roof, such as pitched or flat
  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them

Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or use the contact form.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Around Chigwell Row, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a report with photographs and recommendations.

Getting ready for the survey

  • Make sure the loft hatch can be reached
  • Tell us where we can park nearby
  • Keep pets in another room
