What affects the cost of roof surveys

All our prices include VAT. The things that change the price are:

  • Whether it’s a home or a commercial building
  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone
  • The size of the roof

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

There is no need for technical words. Just tell us:

  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • What kind of property and roof it is

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. To book, ring 07833 053749 or use the contact form.

How a roof survey works in Lambourne

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. If you are worried about crumbling chimney pointing or cracked flaunching and slates or tiles that have slipped or broken, a survey will tell you what’s going on.

Older buildings in small places like Lambourne may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

Lambourne: your questions answered

Is drone flying allowed in Lambourne?

The answer turns on the exact location and the conditions on the day. Lambourne is about 2 miles from Stapleford Aerodrome, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.

Does a conservation area affect roof work in Lambourne?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

How long does a roof survey take?

On site, it typically takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do you give a life expectancy for the roof?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Do you look in the roof space?

Typically, if there’s one and it can be reached safely. The roof space can show things the outside cannot, like damp timbers, staining or daylight.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Roof surveys around Lambourne

The wider area around Lambourne has a long history of building, with Hill Hall about 2.2 miles north. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and lots of post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look.

The streets around a church like Parish Church of St Mary and All Saints are frequently among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Roof by roof

Natural slate

Natural slate can last 100 years or more, but its nails frequently corrode first. Slipped, cracked and missing slates are all noted.

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We’ll tell you if the flue needs a specialist.

Common roof problems in Lambourne

Weather is the main thing that wears a roof down. Strong gusts work at anything that is not firmly fixed, and rain finds any gap it can. What starts as one slipped slate can become a leak.

We are frequently asked to look at:

  • Cracked mortar along the ridge
  • Flashings that have come away from the wall
  • Leaking gutter joints and downpipes
  • Crumbling chimney pointing or cracked flaunching

Take a building like Lambourne Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

What a roof survey includes

Honest limits

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Structural calculations (that is a structural engineer’s job)
  • An exact number of years the roof has left
  • The condition of the rest of the building (that is a RICS home survey)

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

  • Clay and concrete tiles
  • Chimney stacks
  • Flat roofs
  • Natural slate

How the survey works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes between one and two hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Lambourne often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • For flats, make sure roof access has been agreed
  • Keep pets in another room
