Prices always include VAT. What changes the price is:
- Features like valleys, chimneys, dormers and parapets
- Basic, Standard or Premium
- Building height and the viewpoints available
- The type of building, from a house to a block or an office
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
What we need to know
You don’t need to know any roofing terms. It is enough to let us know:
- What kind of property and roof it is
- Pictures from the garden or a window, if you have them
- The address and postcode of the property
- Why you want a survey: buying, a leak, a storm or new work
To arrange a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. You will know the price before anything is booked.
Thermal roof surveys for homes and businesses in Beckton
On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. It helps us see how far water may have spread under the covering, something you cannot typically tell from the surface. We then check those areas with moisture readings. Typical surveys look at damp where roofs meet walls and chimneys and possible trapped moisture under a flat roof covering, on flat roofs, ceilings below the roof and loft conversions.
London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy. Let us know about the building and access when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit usually takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- You let us know about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
How to prepare
- Make sure the loft hatch can be reached
- Keep pets in another room
- Have any questions written down, so nothing gets missed

FAQs for Beckton
How do I find out if my home in Beckton is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Are there drone restrictions around Beckton?
Typically it comes down to two things: the airspace at the address and the weather. The flight restriction zone around London City Airport covers Beckton, or comes right up to its edge. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.
Do you take photos of the roof?
Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.
Is thermal imaging good for finding leaks?
It can help narrow down where water may be getting in. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings, as the camera alone cannot prove a leak.
What happens after the survey?
You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
Is thermal imaging included in your surveys?
Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Honest limits
It is useful to know what a survey won’t do before booking:
- Seeing water directly, as the camera shows temperature, not moisture
- A structural engineer’s assessment
- A formal energy assessment

Why act early in Beckton
The longer moisture sits in a roof, the more it can affect timbers and finishes below. Surveying sooner gives you more choice about what to do. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We’ll tell you which package suits the questions you have.
