- Overflowing eaves gutters
- Leaks at the gutter joints
Landlord and commercial surveys in Cyprus
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we will plan the visit with that in mind.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
How a gutter survey works in Cyprus
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We’re often asked to look into choked outlets or hopper heads and downpipes that are split or coming away, on fascias and soffits, outlets and hoppers and parapet and box gutters.
London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Cyprus as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Signs you need a gutter survey in Cyprus
Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead is also a target for theft.
Look out for signs like these:
- Rotten fascias or stained soffits
- Gutters full of debris and silt
- Downpipes that are split or coming away
- Leaks at the gutter joints
If you live near a park such as Beckton District Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

What else we do in Cyprus
What we look for on each type of roof
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. We record each one we can see.
Cyprus homes and their roofs
The wider area around Cyprus has a long history of building, with Eastbury Manor House about 2.3 miles north-east. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Cyprus is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Shop and office owners around Gallions Reach Shopping Park may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Landlords with a home close to Woolwich station may find that a dated record of the roof is useful when planning maintenance across a let.
Cyprus is about 2 miles east of Canning Town, in Greater London. Surveys in Cyprus work the same way as everywhere we cover: a careful inspection, photos and a written report. Across Greater London, we cover Cyprus and the places around it. We also survey roofs in London.

Useful tips for Cyprus property owners
A little preparation and a few simple habits help. Our tips:
- Check from the ground or a window, not a ladder
- Check downpipe clips are holding
- Check the loft with care after heavy rain
- Ask for valleys and parapet gutters to be cleared too
Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Deal with drips, sags and loose downpipes early. Left alone, they usually grow and spilled water harms brickwork and woodwork.
The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Cyprus moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
Preparing for the visit
- For a flat or shared roof, check access with the building owner or managing agent
- Dig out any old roof reports or invoices
- Mention any parking restrictions on your street

FAQs for Cyprus
Can parking be tricky for a visit in Cyprus?
Usually it’s manageable with a little notice. Let us know the parking rules on your street and we will work around them.
How do I find out if my home in Cyprus is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
What happens after the survey?
You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Will you check the drains below ground?
No, we do not carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
How do I book a survey in Cyprus?
To arrange a survey, phone 07833 053749 or drop us an email and let us know the address and what you need to know. We will confirm the price and find a day that suits.
Do you need to get into the loft?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
Do you test soffits or gutters for asbestos?
No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
How we price gutter surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Commercial roofs and larger buildings
- Building height and the viewpoints available
- Basic, Standard or Premium
- How many separate roofs there are, such as extensions, dormers and garages
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the exact price before booking.
Helping us price your survey
A few details help us suggest the right survey and price. When you contact us, it is useful to mention:
- Dates you are working to, like exchange
- What made you get in touch
- Where any leaks, stains or damp patches show inside
- Pictures from the garden or a window, if you have them
