About our roof survey in Cyprus
Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. Common reasons to book are cracked or blistered flat roof coverings and water stains on rafters and ceiling joists, on flat roofs, lead flashings and the roof space.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we can’t see
No survey can tell you everything, and it’s better to know them up front. Bear these in mind:
- A promise that the roof will not leak in future
- The condition of the rest of the building (that is a RICS home survey)
- Confirmation of asbestos in soffits or cement sheets
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.

How it works
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours for most homes, depending on how many separate roofs there are. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Before the survey
- Move anything stored under the loft hatch
- Mention any parking restrictions on your street
- Keep pets in another room

Common questions in Cyprus
Can a landlord with a rental near Woolwich station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or send us an email with the details.
Will parking be an issue for a roof survey in Cyprus?
It can be, so it helps to let us know about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.
Do you inspect the roof from on top?
Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
How long will you be at the property?
It normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
Do you use drones?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
What else we do in Cyprus
Local roofs in Cyprus
The flight restriction zone around London City Airport covers Cyprus, or comes right up to its edge. Where the drone is part of the survey, we ask the airport for permission first, and only fly if it is given. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If yours is one of the older homes in the streets near St Michael and All Angels Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Trees in and around Beckton District Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. Eastbury Manor House lies about 2.3 miles north-east, so building around Cyprus goes back a long way. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.
Cyprus is about 2 miles east of Canning Town, in Greater London. Whether the building in Cyprus is a house, a flat or a commercial unit, the roof can be surveyed. We cover towns and villages across Greater London, large and small. London is in our area too.
Surveys in E6 and E16 work the same way as everywhere else we cover. Whether your property is on Strait Road, Harper Road and Trader Road or anywhere close by, we can help. Other places close to Cyprus include Beckton (1 mile north-east), North Woolwich (1 mile south), Royal Docks (1 mile west), East Ham (1 mile north) and Custom House (1 mile west). We also work in nearby towns such as London (7 miles west), City of Westminster (9 miles west), Marylebone (9 miles west), Kensington (11 miles west), St Pancras (8 miles west) and Shoreditch (6 miles west).
Near you in Cyprus
Around Cyprus, our work takes us to homes and buildings near Oasis Academy Silvertown, London Design and Engineering UTC and Beckton District Park and the streets around them. For rail, the closest station is Woolwich station, about 1.3 miles south. A little further out are Greenwich Castle (3.6 miles south-west) and Albert Dock Seamen's Hospital (1.1 miles west). Not far away are Gilbert's Pit.
What we look for on each type of roof
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are looked at. Leaning stacks and loose pots are recorded.
Flat roof coverings
Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.
What happens if roof problems are left?
Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Useful tips for Cyprus property owners
Small things make a difference. Our tips:
- Include dormers, porches and garages when booking
- Stay off ladders and the roof
- Photograph stains when they appear
- Tell us about any leaks or stains you’ve seen
The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
