How we price drone roof surveys

Not every roof costs the same to survey, for these reasons:

  • The number of roofs, including extensions and garages
  • Whether it is a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

What to let us know when you get in touch

What helps most when you contact us:

  • Where any leaks, stains or damp patches show inside
  • When you need the report by
  • Pictures of the roof from a safe spot, if you have them
  • The style of property, from a terrace to a block

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or drop us an email.

Drone roof survey in Cyprus: what you get

Drone roof survey starts from £400, including VAT. The Premium Survey includes a drone inspection where applicable, along with structural analysis, a same-day report and an in-person consultation. It also includes a follow-up after 12 months. We’ll tell you if a drone is not the right tool for your roof. Every drone survey comes with a written report and close-up photographs. We survey large and complex roofs, tall and steep roofs and valleys and parapet gutters, and the problems we are asked to look at most are flashings that have come away and plant growth and moss on the roof.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. Weather on the day decides whether it goes ahead, in Cyprus as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

How the survey changes by roof type

Valleys and parapet gutters

When a parapet outlet blocks, water can come inside. Outlets and any debris around them are photographed.

Large commercial roofs

Older cement sheet roofs may contain asbestos. We don’t test for it, but we flag it and recommend a specialist asbestos surveyor.

What a drone roof survey does not cover

Before booking, it is worth knowing what a survey will not do:

  • What’s under the slates, tiles or felt
  • Close-up photos of next door’s property
  • A flight where airspace permission is refused

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What a survey covers and doesn’t.

Common questions in Cyprus

Is drone flying allowed in Cyprus?

Typically it comes down to two things: the airspace at the address and the weather. Cyprus is inside, or right on the edge of, the flight restriction zone around London City Airport. We ask the airport for permission before flying there, and only fly if it’s given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or a downpour also stops a small drone flying.

How do I find out if my home in Cyprus is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you go up on the roof?

Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you take photos of the roof?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years.

What happens on the day

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey usually takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We confirm whether a drone suits your roof.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it is checked too.
  5. You get photos, findings and clear recommendations.

How to prepare

  • If it is not your property yet, arrange access through the agent
  • Keep pets in another room
  • For a flat or shared roof, check access with the freeholder or managing agent

Flying and imaging in Cyprus

The flight restriction zone around London City Airport covers Cyprus, or comes right up to its edge. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. Historic houses such as Eastbury Manor House, about 2.3 miles north-east, show how far back building in the area around Cyprus goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you run a hotel or guest house in or near Cyprus, a roof problem can mean rooms out of use, so it pays to find faults before guests do. If you look after a building such as Winsor Primary School, a view from above covers a wide roof far faster than walking it. The streets around a church like St Michael and All Angels Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Make sure the loft can be reached
  • Be ready to move the date if the weather turns
  • Let neighbours know about the flight if your roof is shared
  • Check there is room outside for the drone to take off

We email the report to you, including the close-up photos taken by the drone. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Check the loft now and then, with care and a good torch. The underside often shows problems before the outside does. Photograph anything new.
