- Ponding water that doesn’t drain away
Flat roof survey in Cyprus: what you get
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. Typical surveys look at water getting in at rooflights and blisters and bubbles in the covering, across mastic asphalt, GRP fibreglass and upstands and outlets.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. Which one is on a roof in Cyprus shapes how it’s checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Local flat roofs in Cyprus
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Cyprus is one of them, bay roofs, hips and later dormers each have their own details. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Eastbury Manor House, about 2.3 miles north-east, is one of the historic houses in the wider area around Cyprus. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church like St Michael and All Angels Church are frequently among the oldest in a place, and if your house is among the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you own a rental within reach of Woolwich station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
Cyprus is about 2 miles east of Canning Town, in Greater London. If you’re in Cyprus, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Across Greater London, we cover Cyprus and the places around it. London is in our area too.
We survey roofs across the E6 and E16 postcode area for flat roof surveys and the streets around it. You’ll find streets such as Strait Road, Harper Road and Trader Road. Around Cyprus
Locally, jobs take us to homes and businesses close to Oasis Academy Silvertown, London Design and Engineering UTC and Beckton District Park, among other places. For rail, the closest station is Woolwich station, about 1.3 miles south of the centre. A little further out are Greenwich Castle (3.6 miles south-west) and Albert Dock Seamen's Hospital (1.1 miles west). The countryside around Cyprus includes Gilbert's Pit.
Different roofs, different checks
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.
Mastic asphalt
Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.
Tips from our surveys
A little preparation and a few simple habits help. Some pointers:
- Keep outlets clear of leaves and moss
- Check ceilings under the roof for damp patches
- Check from a window for ponding after heavy rain
- Book a survey every few years
Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.
Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.
The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Cyprus moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
How to prepare
- Jot down any questions you want answered
- Let us know about parking near the property
- Make sure we can get to the back of the property

Advice
Why act early in Cyprus
By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, while there’s still time to plan the work. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
To find out what your survey will cost, phone 07833 053749 or drop us an email and tell us about the roof. We’ll confirm the figure before booking.

What we are asked to look at in Cyprus
Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.
Problems we come across often include:
- Splits, cracks and crazing
- Signs of deflection in the roof deck
- Blistering in felt or asphalt
- Water getting in at rooflights
For hotels and guest houses around Cyprus, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do.

Cyprus questions
Will parking be an issue for a roof survey in Cyprus?
Typically it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.
Is my home in Cyprus listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
What does the report include?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.
Can you test old roof sheets for asbestos?
Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.
Can you survey any kind of flat roof?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.
Does the weather affect the survey?
Light rain doesn’t usually stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.
Do you need to get into the loft?
Usually, if there is one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
