Roof survey in Beckton: what you get
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. If you are worried about standing water on a flat roof and leaning or weathered chimney stacks, we can find out what’s behind it, whatever the roof.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Beckton with this kind of roof, the hidden gutter is one of the first things to check.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step
We don’t take risks to get a closer look. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Before the survey
- For flats, check roof access has been agreed
- Find any records of previous roof work
- Note where any stains or damp appear

Advice
Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Why get it checked now?
If you’re planning to sell, a roof survey can help you prepare. You will know what a buyer’s survey might pick up, or at least know what to expect. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Roof surveys in Beckton: local notes
Eastbury Manor House, about 1.9 miles north-east, is one of the historic houses in the wider area around Beckton. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Beckton is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you look after a building such as Gallions Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to St Michael and All Angels Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Woolwich station, the gap between tenancies is a good time to have the roof looked at.

Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Keep the report with your property records
- Include dormers, porches and garages when booking
- Leave roof access to professionals
- Take photos of any leaks as they happen
The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
Roof by roof
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof, and lead is a target for theft.
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

Beckton: your questions answered
Do you survey roofs for landlords with property near Woolwich station?
Yes, rented property is part of what we cover. You can call 07833 053749 or send us an email with the address and a few details.
How do I find out if my home in Beckton is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
