About our gutter survey in East Ham
Eaves gutters at the front of a building are easy to spot, but many are not. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them, from ground level, from windows, from the loft space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. If you are worried about soffits marked by water and overflowing eaves gutters, a survey will tell you what’s going on, whatever the roof.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in East Ham has one, it needs checking from somewhere that can actually see it.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In East Ham, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Move anything stored under the loft hatch
- Make a note of anything you’d like us to look at
- Tell us about parking before the day

Roofs, chimneys and gutters in East Ham
Historic houses such as Eastbury Manor House, about 1.9 miles east, show how far back building in the area around East Ham goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you live near a park such as Beckton District Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you own a rental within reach of Barking station, the gap between tenancies is a good time to have the roof looked at. For businesses in and around places such as Gallions Reach Shopping Park, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Tips that help
A little preparation and a few simple habits help. Our tips:
- Check for spilling water in a downpour
- Keep climbers away from the eaves
- Have gutters cleared at least once a year
- Look for new stains on ceilings below valleys after rain
Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. The photos help when you explain the work to others.
Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
East Ham: your questions answered
Do you survey roofs for landlords with property near Barking station?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Will parking be an issue for a roof survey in East Ham?
It rarely stops a survey, but it is worth planning. Tell us what parking is available nearby, and the visit is planned around it.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Will you check if gutters are causing damp inside?
Overflowing gutters frequently lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.
What happens after the survey?
You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
How long will you be on site?
Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

Checking the roof from ground level
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
What a gutter survey does not cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Confirming asbestos in older rainwater goods
- Rot or damp concealed behind fascias or inside walls
- Underground drains, which need a CCTV drain survey
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.
Roof types and parts we check
- Parapet and box gutters
- Outlets and hoppers
- Eaves gutters
- Valley gutters
- Downpipes
- Fascias and soffits
Different roofs, different checks
Lead-lined valley and parapet gutters
We look at the lining, the joints and the outlets as far as they can be seen safely. Missing lead is something we check for too.
Box and secret gutters
Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.
Why get it checked now?
Clearing gutters removes the debris but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
