What a gutter survey looks like in Greengate

The wider area around Greengate has a long history of building, with Eastbury Manor House about 3.1 miles east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in Greengate is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near St Andrew's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near West Ham station, a dated record of the roof is useful when planning maintenance across a let. Shop and office owners around Stratford Centre may find that a dated report on the roof is useful for planning and for any lease discussions.

Gutter survey in Greengate: what you get

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from what can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so. The next step is suggested too. We survey parapet and box gutters, fascias and soffits and outlets and hoppers, and common reasons people get in touch are downpipes that are split or coming away and valley or box gutters that overflow inside.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Greengate has one, it needs checking from somewhere that can actually see it.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Landlords, agents and block managers in Greengate

Letting agents can arrange access with tenants. Surveys run seven days a week, which can make access easier.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

What we do, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two at most homes, or half a day or so for a commercial building. In Greengate, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Advice

Common questions in Greengate

Do you survey roofs for landlords with property near West Ham station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is my home in Greengate listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can a gutter survey explain damp on my walls?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so we report on what’s visible.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

What happens after the survey?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Will you look at parapet and box gutters as well?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and the report says so.

Different roofs, different checks

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We check them where they can safely be seen.

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. It is inspected as far as safe access allows.

Why act early in Greengate

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What we can’t see

In fairness, a roof survey has limits:

  • The inside of buried drains
  • Damage hidden inside walls or behind boards
  • Asbestos testing of old gutters, downpipes or soffits

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What our survey covers.

Roof types and parts we check

  • Downpipes
  • Parapet and box gutters
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Eaves gutters

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Leave gutter checks at height to someone equipped for it
  • Get trees that overhang the gutters trimmed
  • Note any damp stains below the gutters
  • Ask for valleys and parapet gutters to be cleared too

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
