Pre-purchase roof survey in Greengate

A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you’ll be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. Common reasons to book are signs of past leaks inside the loft and slates or tiles that have slipped or gone, across lead flashings and valleys, flat-roofed extensions and dormers and chimney stacks.

In London, plenty of houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. For a purchase in Greengate, or for new roofing work there, those junctions deserve a close look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Roof by roof

Flat roofs

Many homes have a flat roof somewhere, often over an extension. Felt roofs frequently last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.

Clay and concrete tiles

Older homes in the South East frequently have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip.

Greengate questions

Will parking be an issue for a roof survey in Greengate?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

Is drone flying allowed in Greengate?

Typically it comes down to two things: the airspace at the address and the weather. Greengate is inside, or right on the edge of, the flight restriction zone around London City Airport. We ask the airport for permission before flying there, and only fly if it is given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Strong wind or a downpour also stops a small drone flying.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it isn’t a RICS home survey. It complements one rather than replacing it.

At what stage of buying should I get the roof surveyed?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.

Is Greengate in your area?

Yes. We survey roofs in Greengate and the rest of Greater London. To book, ring 07833 053749 or drop us an email.

How long does the survey visit take?

It typically takes about one to two hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What a survey costs

When we price a survey, we consider:

  • Building height and the viewpoints available
  • Basic, Standard or Premium
  • How many separate roofs there are, like extensions, dormers and garages
  • How big the roof is

Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, it is useful to mention:

  • Photos of the roof, taken safely from ground level or a window
  • Where the property is, with the postcode
  • When you need the report by
  • The kind of building and roof involved

We confirm the price for the job before booking, so you know the cost up front. Pre-purchase roof survey starts from £150, including VAT. To book, call 07833 053749 or email us.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a visit in Greengate, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Why act early in Greengate

A mortgage valuation isn’t a roof survey. It looks at whether the property is suitable security for the loan, and it won’t look closely at the roof. Our survey is done for you, and the report is written for you to use. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. We confirm the exact price before you book.

Honest limits

In fairness, a roof survey has limits:

  • Walls, floors, services and rooms below the roof
  • Faults hidden behind ceilings, boards or coverings
  • Confirmation of asbestos in cement sheets or soffits

What a pre-purchase roof survey looks like in Greengate

Historic houses like Eastbury Manor House, about 3.1 miles east, show how far back building in the area around Greengate goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. The flight restriction zone around London City Airport covers Greengate, or comes right up to its edge. Where the drone is part of the survey, permission from the airport is needed first, and the flight only goes ahead if it is given.

For landlords with property near West Ham station, a roof report gives you a clear picture before you buy or settle up with a roofer.
