Flat roof surveys for homes and businesses in Greengate

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so it helps if you phone 07833 053749 or use the contact form with the address and a rough idea of the roof area. If you are worried about standing water left after rain and blisters and bubbles in the covering, a survey will tell you what’s going on.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Greengate, the roof above may belong to the building rather than one flat.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

The survey, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Point out any leaks or damp patches
  • For flats, make sure roof access has been agreed

How to book

A quick phone call is typically the easiest start: phone 07833 053749 or email us, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Flat roofs in Greengate

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Greengate has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

If you live in an older home near St Andrew's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Shop and office owners around Stratford Centre may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Questions from Greengate

Do you cover commercial flat roofs around Greengate?

Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.

Can parking be tricky for a visit in Greengate?

Parking in Greengate, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

How long will you be at the property?

It typically takes between one and two hours for most houses, and about three to four hours for a commercial roof. The written report follows by email, on the timescale of your package.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

Common roof problems in Greengate

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re often the first things to fail.

A survey can pick up problems such as:

  • Outlets that hold water back
  • Blisters and bubbles in the covering
  • Leaks around rooflights
  • Gaps at upstands and abutments

Historic houses like Eastbury Manor House, about 3.1 miles east, show how far back building around Greengate goes. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof.

What’s in a roof survey

Why it’s worth a survey now in Greengate

A small split in a flat roof is normally a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you’re dealing with. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Different roofs, different checks

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

Felt and built-up roofs

The edges and upstands of a felt roof are typically where trouble starts. We check each one and photograph any that have split or pulled away.

Tips that help

From years of surveys, a few habits stand out:

  • Plan a survey before the covering reaches the end of its usual life
  • Note the date and type of any roof work
  • Note any new marks on ceilings beneath the roof
  • Make sure new fixings through the roof are properly sealed

Landlords, owners and managing agents can keep the report as a dated record of the roof. It’s useful when planning upkeep and setting budgets, and it gives a baseline to compare against next time.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
