Different roofs, different checks
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.
Flat roof survey in Upton Park: what you get
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. If you are worried about standing water left after rain and damaged trims at the roof edge, a survey will tell you what’s going on, whatever the roof.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. Which one is on a roof in Upton Park shapes how it’s checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.
What you get is a clear record of the flat roof on the day we saw it. It is useful right away, and a good reference for later, for example when you want to check whether anything has changed.

Can I check my roof myself?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
For landlords and managing agents
Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
We survey roofs for landlords and letting agents as well as homeowners. A photo-illustrated written report gives you a clear record of the flat roof, useful for planning maintenance.
Before and after the survey
Some practical points come up on survey after survey. They apply to most roofs:
- Note where water lies after a downpour
- Ask contractors to protect the roof if they work on it
- Book a survey every few years
- File the paperwork for the roof and any repairs
After the visit, we write up the report with photographs of what we found. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

How the survey works
After the inspection, everything we found is written up as a report with photographs, emailed to you. As for time on site, most surveys take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Upton Park, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
How to prepare
- Make sure the loft hatch can be reached
- Dig out any old roof reports or invoices
- If it isn’t your property yet, arrange access through the agent

Common questions in Upton Park
Do you cover Upton Park?
Yes, Upton Park is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
How do I find out if my home in Upton Park is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you tell me how long my flat roof will last?
We do not give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.
Will the survey show why my flat roof is leaking?
The survey covers the covering and all the details where leaks normally begin, recording anything that could let water through. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
How soon will I get the report?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Do you check flat roofs for asbestos?
We don’t test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.
Flat roof surveys in Upton Park: local notes
Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. With Eastbury Manor House about 2.7 miles east, Upton Park sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you let a flat or house near Woodgrange Park station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you run a business near Stratford Centre, a flat roof over a business is out of sight and out of mind until it leaks. If you look after a building such as St Edward's Catholic Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Leave it or get it looked at?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes some details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
