Landlord roof survey in Upton Park

Our landlord and block roof surveys cover Upton Park and the rest of London and South East England. Time on site usually takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. Everything is inspected as far as it can be seen safely including by drone where applicable. You then get a written report with photos. If you’ve noticed worn ridges, hips and verges and leaking joints at party walls, we can find out what’s behind it.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Different roofs, different checks

Gutters and downpipes

Water from failed gutters often shows as damp inside. Any problems are photographed.

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so knowing roughly how old the roof is helps.

What we do, step by step

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours for a house, and longer for a block or a building with several roofs. For a visit in Upton Park, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • Find any records of previous roof work
  • If the roof is shared, arrange access with whoever manages the building
  • If it is not your property yet, arrange access through the agent

Arrange a survey

If you’re buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

For landlords and managing agents

Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Landlord roof surveys in Upton Park: local notes

About 2.7 miles east lies Eastbury Manor House, a reminder of how long the area around Upton Park has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you let a flat or house near Woodgrange Park station, the gap between tenancies is a good time to have the roof looked at. The streets around a church like St Martin's Church are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Homes near green spaces such as West Ham Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Your questions about landlord roof surveys in Upton Park

How do I find out if my home in Upton Park is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is parking a problem for a survey in Upton Park?

Sometimes, yes. If Upton Park has controlled parking where you are, a visitor permit is the easiest answer.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To find a day that suits you, call 07833 053749 or email us.

Honest limits

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Structural calculations or an engineer’s report
  • Parts of the roof we cannot safely see or access

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.

  • Shared roofs

Why it is worth a survey now in Upton Park

A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first so you know what you are asking contractors to price. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there is time to plan, rather than in a rush after a leak.

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
