Greengate Roof Leak Investigation
Tracing where water is getting into your roof in Greengate. We have completed more than 5,000 surveys across London and South East England.
- Leaks at a dormer or roof window
- Leaks that appear only in driving rain
- Damp underlay across a wide area
Checking the roof from ground level
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
How a roof leak investigation works in Greengate
The aim is to find where the water is getting in and explain it. You get a written report with photos showing the likely entry point and the route the water is taking, and recommends what should be done. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. If you’re worried about damp underlay across a wide area and water dripping from rafters or underlay, a survey will tell you what’s going on, whatever the roof.
In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We look at what we are given access to in Greengate, inside and out. Let us know when the water shows, and in what kind of weather.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

How the survey works
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- We help you choose the package that suits the leak.
- A visit is booked for a weekday, Saturday or Sunday.
- We inspect inside and out, starting from the stain.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
Getting ready for the survey

Advice
Leaks and storm damage in Greengate
With Eastbury Manor House about 3.1 miles east, Greengate sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the roof type helps narrow down where water may be getting in.
Anyone responsible for a site like Southern Road Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain. Trees in and around West Ham Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Common questions in Greengate
Does a conservation area affect roof work in Greengate?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is Greengate in the area you cover?
Yes, Greengate is one of the places we work. The survey and report are the same in Greengate as anywhere else.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What’s in the survey report?
It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Can you find a leak when it isn’t raining?
In many cases, yes. Leaks leave clues, like staining, damp timber and moisture in materials. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.
How should I prepare for the leak investigation?
Note when the leak appears and what the weather was doing. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.
What we can’t see
Before you book, it’s worth knowing what a survey won’t do:
- Carrying out the fix
- Structural calculations (that is a structural engineer’s job)
- Leaks from plumbing, tanks or pipework rather than the roof
If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before you book. What our survey covers.
What we check
- Slate and tile slopes
- Rooflights and dormers
- Lead flashings
- Flat roof details
- Chimney stacks
- The roof space
- Valleys and parapet gutters
Why act early in Greengate
A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Then the source needs tracing. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

When to book a survey in Greengate
A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can send that water under the coverings. Leaks from valleys often show up some distance away inside.
Things that frequently lead to a survey include:
- Water that shows only in certain storms
- Damp patches next to the stack
- Water dripping from rafters or underlay
- Leaks below a flat extension roof
The streets around a church such as St Andrew's Church are often among the oldest in a place, and if your house is among the older ones nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney.
What to check before booking
- Their track record with similar roofs
- What exactly goes into their report
- Whether VAT is in the quoted price
- What the survey will not cover
Roof by roof
Flat roof upstands and outlets
The upturned edge of a flat roof covering keeps water out at walls. A low or cracked upstand is a common way in.
Parapet and box gutters
Linings, joints and outlets are inspected wherever it is safe.
