Roof leak investigations near West Ham

About our roof leak investigation in West Ham

The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. We survey rooflights and dormers, flat roof details and slate and tile slopes, and people most frequently book us about wet patches high on an inside wall and staining around the chimney inside.

Many London homes are well over a century old and their roofs have been patched more than once. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. That’s as true in West Ham as anywhere in London. A written record with photos helps you explain what was found to whoever deals with it next.

What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available
  • House, block, shop or office

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

Before you get in touch, it helps to have:

  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside
  • Any deadline, such as an exchange date
  • What kind of property and roof it is

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

Signs you need a roof leak investigation in West Ham

A chimney stack has plenty of places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the loft space.

Problems we come across frequently include:

  • Wet patches high on an inside wall
  • Wet patches on loft insulation
  • Drips from nail tips in a cold loft
  • Damp on a chimney breast

Trees in and around West Ham Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

What to check before booking

  • Are they insured for the work?
  • Will they check the loft as well as the outside?
  • Which limits apply to the survey
  • What experience they bring

What to expect from a roof survey

Leave it or get it looked at?

Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

How the survey changes by roof type

Lead flashings

Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, letting rain run behind the joint.

Valleys

Leaves and moss build up in valleys and hold water back. During a downpour, water can back up under the coverings.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours, more where the leak is intermittent or the roof is large. London terraces rarely offer a view of the whole roof from one spot, so in West Ham we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Getting ready for the survey

  • Let us know about parking near the property
  • Unlock side gates and any roof access doors

Checking the roof from ground level

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

West Ham questions

Is West Ham in the area you cover?

Yes. We work right across London and the South East, and West Ham is part of that. You can call 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

Will parking be an issue for a roof survey in West Ham?

It depends on the street. If West Ham has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Can you find a leak when it isn’t raining?

In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

Will you fix the leak as part of this?

This service finds and reports the cause, not to carry out the repair. With the report, a roofer knows exactly where to look.

Will you go up on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

How long does the visit take?

Allow about one to two hours at most homes, though large, tall or awkward roofs take more time. We’ll confirm what to expect when we arrange the visit.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Leaks and storm damage in West Ham

The wider area around West Ham has a long history of building, with Sutton House about 2.9 miles west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Different coverings let water in at different points, which shapes where the search starts.

If you run a business near Stratford Centre, a quick answer on where water is coming in keeps a business running. For site and facilities teams at buildings like West Ham Church Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.
