Roof leak investigations for Maryland homes and businesses

About our roof leak investigation in Maryland

Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from every safe vantage point. The findings are recorded with photos. We survey the roof space, lead flashings and slate and tile slopes, and the problems we’re asked to look at most are wet patches high on an inside wall and damp patches next to the stack.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Maryland, we inspect what we can reach safely and are given access to. It helps to know when the water appears and in what weather.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

How the survey changes by roof type

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely, and look for signs of past overflowing.

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

How we price roof leak investigations

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How many separate roofs there are, like extensions, dormers and garages
  • Commercial roofs and larger buildings
  • Whether you choose the Basic, Standard or Premium Survey
  • Any need for thermal images or a drone flight

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Booking your survey

When you call or email, these details help:

  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors
  • The type of building and roof, such as pitched or flat
  • Any photos you have, taken from ground level or a window

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Why act early in Maryland

Guesswork repairs are a common reason leaks keep coming back. The real way in may be a metre or more away. An investigation finds the likely cause first, so the repair is aimed at the right place. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Why book us in Maryland

Your questions about roof leak investigations in Maryland

Will parking be an issue for a roof survey in Maryland?

Parking in Maryland, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

How do I find out if my home in Maryland is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

What’s the best way to book?

Simply ring 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day.

How fast do I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

Can you find a leak when it isn’t raining?

Often, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.

Why is the stain in a different place from the leak?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years.

How the survey works

We do not take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. The survey normally takes an hour or two on an ordinary house, or half a day or so for a commercial building. From the street, a London terrace usually shows only its front slope or parapet, so in Maryland we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Getting ready for the survey

  • Keep pets inside or away from the areas we are looking at
  • Gather any invoices or paperwork from past roof work
  • Note where any stains or damp appear

Roof leak investigations in Maryland: local notes

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. The covering and its details give the first clues when tracing where water is coming from. The wider area around Maryland has a long history of building, with Sutton House about 2.1 miles west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

A roof leak in a hotel or guest house around Maryland means lost rooms as well as repairs, so it pays to find faults before guests do. If you own a rental within reach of Stratford (London) station, a tenant living with a leak needs the cause found, not just the stain painted over.

Common roof problems in Maryland

A chimney stack has a good many places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. The damp may appear on a chimney breast, a ceiling or in the loft.

Most people get in touch when they’ve noticed something like this:

  • Damp ceilings under a flat roof
  • A leak that comes and goes with the weather
  • Condensation that looks like a leak
  • Staining around the chimney inside

If you live near a park such as West Ham Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.
