Maryland questions
Will parking be an issue for a roof survey in Maryland?
Usually it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.
I let a flat near Stratford (London) station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.
What does a roof survey cost?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Will you check the loft?
If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Roof survey in Maryland
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. We survey clay and concrete tiles, lead flashings and the roof space, and people most often book us about worn or blocked valleys and cracked mortar along the ridge.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Maryland with this kind of roof, the hidden gutter is one of the first things to check.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What this survey can’t tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations (that’s a structural engineer’s job)
- How the roof will behave in every kind of weather
- Confirmation of asbestos in soffits or cement sheets
If in doubt, call 07833 053749 or email us and we will recommend the right survey. What a survey covers and does not.

Why act early in Maryland
Leaving it means relying on what you can see from the ground. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. We tell you what’s really needed. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
Why us?
- Package prices that include VAT
- An independent look at the roof
- Drone and thermal imaging surveys available
- Plain-English reports with photos
Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Check we can open the loft hatch
- Mention any flat roofs as well as the main roof
- File the report with your home documents
- Let us know about past leaks
Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
Prices for roof surveys in Maryland
Prices always include VAT. The things that change the price are:
- How complicated the roof is, with its valleys, chimneys and parapets
- Extensions, dormers and garages with roofs of their own
- How tall the building is and how easy the roof is to see
- Which survey package you book
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your survey before booking.
What we need to know
These details help when you contact us:
- How the loft is reached, if there is one
- Where any leaks, stains or damp patches show inside
- Pictures of the roof from a safe spot, if you have them
- The property’s address and postcode
To arrange a survey, phone 07833 053749 or email us and tell us the address and what’s prompted the survey. We will confirm the price before you book.

How the survey works
We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Preparing for the visit
- Agree roof access with the managing agent if it is shared
- Leave side gates unlocked
- Note where any stains or damp appear

Advice
Different roofs, different checks
Natural slate
Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in, and lead is a target for theft.
Local roofs in Maryland
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The flight restriction zone around London City Airport comes within about 2 miles of Maryland. Where the drone is part of the survey, the exact boundary is checked for the address first.
Parking in Maryland, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when booking, as a space near the door can’t be promised. For businesses in and around places such as Stratford Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Trees in and around West Ham Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.
