Pre-purchase roof survey in Maryland

Buyers in Maryland and right across London and South East England use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what is not and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, ring 07833 053749 or drop us an email. We are often asked to look into ponding, blisters or splits on a flat roof and patch repairs that may hide an ongoing problem, across gutters and downpipes, clay and concrete tiles and chimney stacks.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Maryland, or for new roofing work there, those junctions deserve a close look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Local roofs and buyers in Maryland

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Maryland is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. For a purchase or a newly finished roof, the materials decide which details matter most. Maryland is about 2 miles from the edge of the flight restriction zone around London City Airport. Where the drone is part of the survey, we check the exact boundary for the address before flying.

Historic houses such as Sutton House, about 2.1 miles west, show how far back building around Maryland goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. The streets around a church such as Church of St John the Evangelist are often among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near Stratford (London) station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Maryland is about 3 miles south of Walthamstow, in Greater London. Maryland is part of the area we cover across London and South East England. We cover towns and villages across Greater London, large and small.

Pre-purchase roof surveys in E15, E20 and E7 are booked the same way as anywhere else. Streets in the area include Cam Road, Ward Road and Wise Road, all of which we cover. If you’re just outside Maryland, we cover Stratford (1 mile west), East Village (1 mile north-west), Temple Mills (1 mile north-west), West Ham (1 mile south-east) and Holloway Down (1 mile north). Larger places within reach include London (5 miles south-west), City of Westminster (7 miles west), Marylebone (6 miles west), Kensington (9 miles west), St Pancras (5 miles west) and Shoreditch (3 miles west).

Local landmarks in Maryland

We work in homes and buildings around Sarah Bonnell School, West Ham Park and Carpenters Primary School and the streets around them. There is a railway station in Maryland itself: Stratford (London) station. Other landmarks nearby include Passmore Edwards Museum (0.5 miles east) and Tower of London (4 miles south-west). For a walk, there’s Old Ford Island and Hollow Pond.

Landlord and commercial surveys in Maryland

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

Honest limits

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Defects hidden under coverings or inside walls without opening up
  • How a seller will respond, or what the house is worth
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Natural slate
  • Lead flashings and valleys
  • Clay and concrete tiles
  • The roof space
  • Gutters and downpipes

What affects the cost of pre-purchase roof surveys

Several things affect the price of a survey:

  • The package you choose: Basic, Standard or Premium
  • Whether it is a home or a commercial building
  • Height and safe access
  • Extensions, dormers and garages with roofs of their own

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Getting in touch

We’ll normally ask about:

  • How the loft is reached, if there is one
  • The address and postcode of the property
  • Any photos you have, taken from ground level or a window
  • Any deadline, like an exchange date

A quick phone call is usually the easiest start: phone 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Leave it or get it looked at?

When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and a Premium report comes the same day, which helps it fit around your exchange date. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Prices quoted always include VAT, and the written report is part of the package. Pre-purchase roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Common questions in Maryland

Are there drone restrictions around Maryland?

That depends on where the roof is and on the weather. Maryland is about 2 miles from the edge of the flight restriction zone around London City Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather.

Can parking be tricky for a visit in Maryland?

Sometimes, yes. If Maryland has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.

Can I take the findings back to the seller?

Yes, you can. You will have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.

What if it rains on the day?

A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

Roof by roof

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted.

The survey, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. In Maryland, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before the survey

  • Show us where any leaks or stains appear
  • Mention any parking restrictions on your street
  • Make sure the loft hatch can be reached

Booking a survey

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you are ready.
