East Village Pre-Purchase Roof Survey
Pre-purchase roof surveys in East Village and the rest of Greater London. We survey on weekdays and at weekends.
- Blocked or leaking gutters
- Old water stains in the loft space
- A ridge or slope that dips
Why it is worth a survey now in East Village
A seller may honestly not know the state of the roof. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today, whatever anyone remembers. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for your roof before booking.

Pre-purchase roof surveys for homes and businesses in East Village
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both. If you’ve noticed standing water on a flat extension roof and slipped or missing slates and tiles, a survey will tell you what’s going on.
Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in East Village might be any of these. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Local roofs and buyers in East Village
The flight restriction zone around London City Airport comes within about 2 miles of East Village. If the drone is used for your survey, the exact boundary is checked for the address first. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
As a London address, East Village can be tricky for parking: a visitor permit or a nearby bay makes the day easier. With Sutton House about 1.8 miles west, the area around East Village has a long history. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.
East Village is about 1 mile north-west of Stratford, in Greater London. If you are in East Village, booking works exactly as it does anywhere else: a call or an email, a price, then a date. We cover towns and villages across Greater London, from the larger towns to small villages.

Prices for pre-purchase roof surveys in East Village
Survey packages start from £150, inc. VAT. What you pay for your roof depends on:
- Whether thermal imaging or a drone is needed
- The size of the roof
- House, block, shop or office
- Extensions, dormers and garages with roofs of their own
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
What we need to know
Before you get in touch, it helps to have:
- Pictures of the roof from a safe spot, if you have them
- Dates you are working to, like exchange
- Your postcode, so we can check access and travel
- What kind of property and roof it is
Getting a price is simple: just ring 07833 053749 or send us an email, let us know about the property and we’ll recommend the right survey. We confirm the price before anything is booked.
Signs you need a pre-purchase roof survey in East Village
Chimneys take the worst of the weather and they’re frequently the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which can affect how any work is arranged.
It is worth booking a survey if you’ve seen:
- Chimney mortar that has eroded
- Standing water on a flat extension roof
- Flashings that have lifted or split
- Bitumen or mortar used in place of proper repairs
If you let a flat or house near Stratford International station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Choosing a roof surveyor
- Which parts of the roof they’ll actually see
- What the report includes, and whether it has photos
- Their insurance cover
- What the survey won’t cover
When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- Walls, floors, services and rooms below the roof
- What’s under the slates, tiles or felt
- A valuation or a promise of a lower price
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.

Questions from East Village
Will parking be an issue for a roof survey in East Village?
Typically it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.
Does a conservation area affect roof work in East Village?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Is your roof survey a RICS survey?
No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It works alongside a home survey.
Do you need access inside the house?
Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.
How long will you be at the property?
On site, it normally takes about 1–2 hours for most houses, and longer for a large or complex roof. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Will the roof report help me negotiate with the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller.
What happens on the day
Once we have finished looking, we write up our findings in a report with photos, sent to you by email. On timing, most surveys take an hour or two at a typical home, and longer for a large or complex roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in East Village runs like any other.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- You get a report with photos and recommendations before you exchange.
Before we arrive
- Check pets are kept safely away
- If you’re buying, let the agent know when we are coming
- Tell us about any leaks, stains or damp patches you know of
Booking a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
