Local roofs and buyers in Fish Island

Fish Island is about 2 miles from the edge of the flight restriction zone around London City Airport. Where the drone is part of the survey, we check the exact boundary for the address before flying. Historic houses like Sutton House, about 1.3 miles north-west, show how far back building in the area around Fish Island goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

The streets around a church such as St Mary of Eton are frequently among the oldest in a place, and if yours is one of the older homes nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For a London address like Fish Island, it’s useful to know about controlled parking before the day, along with any off-street space.

Fish Island is about 1 mile west of Stratford, in Greater London. Bookings from Fish Island are handled just like any other: a call or an email, a price, then a date. We cover towns and villages across Greater London.

Pre-purchase roof surveys in E3, E9 and E20 work the same way as everywhere else we cover. Local streets include Wick Lane, Dace Road and Wyke Road, and we cover them all. Close by, we survey roofs in Hackney Wick (1 mile north), Old Ford (1 mile south), Donnybrook Quarter (1 mile south-west), Bow (1 mile south) and East Village (1 mile north-east). Larger places within reach include London (4 miles south-west), City of Westminster (6 miles west), Marylebone (6 miles west), Kensington (8 miles west), St Pancras (4 miles west) and Shoreditch (3 miles west).

Pre-purchase roof survey in Fish Island: what you get

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, and the report arrives the same day. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. We survey natural slate, gutters and downpipes and chimney stacks, and the problems we are asked to look at most are gaps where slates or tiles have come loose and a ridge or slope that dips.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you’re buying a flat or house in Fish Island, or have just had new roofing work done, those junctions are often where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Signs you need a pre-purchase roof survey in Fish Island

Viewings rarely include a proper look at the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, so a closer look is worth having before you commit.

We’re often asked to look at:

  • Bitumen or mortar used in place of proper repairs
  • Flashings that have lifted or split
  • Chimney mortar that has eroded
  • Slates or tiles that have slipped or gone

If you let a flat or house near Hackney Wick station, a written report helps before buying a rental or paying for a new roof on one.

Questions to ask before booking

  • Is there a chance to talk the report through?
  • Whether VAT is in the quoted price
  • Are they insured for the work?
  • When you will get the report

What a good roof survey covers

What a pre-purchase roof survey doesn’t cover

It is a careful look at the roof, not the whole story. The main limits are:

  • Whether timbers meet design loads
  • Faults hidden behind ceilings, boards or coverings
  • The condition of the rest of the house (that’s a RICS home survey)

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Chimney stacks
  • The roof space
  • Lead flashings and valleys
  • Natural slate
  • Clay and concrete tiles
  • Gutters and downpipes

Your questions about pre-purchase roof surveys in Fish Island

Is parking a problem for a survey in Fish Island?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

Is drone flying allowed in Fish Island?

That depends on where the roof is and on the weather. The flight restriction zone around London City Airport comes within about 2 miles of Fish Island. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

How long does a pre-purchase roof survey take?

The visit typically takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. We’ll give you an idea of timing when you book.

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes between one and two hours for most houses, and longer for a large or complex roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed beforehand.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • Check we can get to the back of the property
  • Check pets are kept safely away

What affects the cost of pre-purchase roof surveys

All our prices include VAT. The things that change the price are:

  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • Roof area

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel
  • The kind of building and roof involved
  • Any deadline, like an exchange date
