About our storm damage roof report in Fish Island
The Financial Ombudsman looks at three things when it considers a storm damage complaint: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. We record what the roof shows about the damage and its likely cause. You or your insurer can check the weather for the date. We survey slate and tile slopes, flashings and flat roofs, and the problems we’re asked to look at most are damage from fallen branches or debris and damaged pots on the stack.
London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers typically exclude wear and tear. That is as true in Fish Island as anywhere in London. A written record with photos helps you explain what was found to whoever deals with it next.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Leave it or get it looked at?
A clear, independent record helps you explain the damage to your insurer. It sets out what we found and the likely cause, so you’re not relying only on your own photos. In Fish Island, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

What we do, step by step
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit usually takes between one and two hours at a house, and longer if the damage is spread across a large roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We start with what you’ve seen and any temporary repairs.
- We check inside, including the loft where there’s access, for water damage.
- We view the roof from safe positions.
- We record fresh damage and older defects.
- The report, with photos, is emailed to you.
Before we arrive
- Make sure the loft hatch can be reached
- Keep pets inside or away from the areas we’re looking at
- Note where any stains or damp appear

Advice
What this survey cannot tell you
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- What your policy covers, which depends on its wording
- Areas we can’t see safely
- The outcome of a claim
If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.
What we look at
- Gutters and fascias
- Ridges and hips
- Chimney stacks
- Flat roofs
- Flashings
- Slate and tile slopes
Different roofs, different checks
Clay and concrete tiles
Older tiles held only by nibs, without nails or clips, can lift more easily. We record what we can see of the fixings.
Flat roof coverings
Lifted trims and laps are common after a storm. The report notes signs of recent damage and older wear.
Fish Island: your questions answered
Do you carry out roof surveys in Fish Island?
Yes, Fish Island is one of the places we work. Every survey there gets the same written report with photos.
Is my home in Fish Island listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
How long does the survey take?
Expect it to take roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. The written report follows by email, on the timescale of your package.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Should I go up on the roof to take photos?
Please don’t climb onto the roof. Take photos from ground level or from windows. Record the date and any damage inside as well.
Can you survey a shared roof?
Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to.
How do I book a survey in Fish Island?
Simply phone 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date.
Tips that help
Nothing here needs a ladder. Our suggestions:
- Arrange temporary cover with a roofer if rain is getting in
- Take photos of stains and damp inside
- Keep fallen slates or tiles as evidence if safe
- Don’t go onto the roof to take pictures
If a claim is declined and you disagree, the first step is a complaint to the insurer. If that does not resolve it, the Financial Ombudsman Service may be able to help.
After a storm, look at the roof from the street or garden. With binoculars, you can frequently spot problems without climbing. Never climb onto the roof yourself.

Leaks and storm damage in Fish Island
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. With Sutton House about 1.3 miles north-west, Fish Island sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If you look after a shop, office or commercial unit, for example near Westfield Stratford City, finding where water is getting in quickly keeps disruption down. For site and facilities teams at buildings like Mossbourne Riverside Academy, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you own a rental within reach of Hackney Wick station, tracing a leak quickly matters when a tenant is living with it.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
