Flat roof survey in Fish Island

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We’re often asked to look into signs of deflection in the roof deck and cracked or split membrane, on single-ply membranes, EPDM rubber and felt flat roofs.

On a London roof terrace or a flat roof over a back addition, water frequently runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in Fish Island, the roof above may belong to the building rather than one flat.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours for most houses, though large, tall or awkward roofs take more time. London terraces rarely offer a view of the whole roof from one spot, so a visit in Fish Island moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Let us know about any leaks, stains or damp patches you know of
  • Clear the way to the loft hatch
  • Jot down any questions you want answered

Getting a price

A quick phone call is typically the easiest start: phone 07833 053749 or send us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Advice

Common questions in Fish Island

Will parking be an issue for a roof survey in Fish Island?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

Is my home in Fish Island listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Do you survey commercial flat roofs?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please phone 07833 053749 or email us with the details.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

What happens next?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Local flat roofs in Fish Island

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses like Sutton House, about 1.3 miles north-west, show how far back building in the area around Fish Island goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

A roof leak in a hotel or guest house around Fish Island means lost rooms as well as repairs. For site and facilities teams at buildings like Mossbourne Riverside Academy, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For businesses in and around places such as Westfield Stratford City, a flat roof over a business is out of sight and out of mind until it leaks.

When you need someone else

A survey is a proper look at the flat roof, but it can’t do everything. The main limits are:

  • Parts of the roof that aren’t safe to walk on or view
  • A fixed date for when the roof will need replacing
  • Whether old sheeting or boards contain asbestos

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and does not.

Roof types and parts we check

  • Upstands and outlets
  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt

What you can safely check yourself

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

What affects the cost of flat roof surveys

When we price a survey, we consider:

  • Extensions, dormers and garages with roofs of their own
  • The roof’s overall size
  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

Helping us price your survey

When you call or email, these details help:

  • Dates you’re working to, such as exchange
  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them
  • What kind of property and roof it is

Booking is simple: just phone 07833 053749 or send us an email, let us know about the property and we’ll recommend the right survey. The price is agreed up front.

Surveys for landlords and agents in Fish Island

Any of our surveys can be booked by landlords, agents and building managers in Fish Island. To discuss a property or a block, ring 07833 053749 or send us an email.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Leave it or get it looked at?

Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. In Fish Island, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

To find out what your survey will cost, call 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.
