Flat roof survey in Stratford: what you get
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’ve noticed blisters and bubbles in the covering and outlets that hold water back, we can find out what’s behind it, on single-ply membranes, GRP fibreglass and upstands and outlets alike.
Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. In Stratford, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.
The report does not just list problems. It explains what we found, why it matters and what we recommend.

What happens on the day
We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Stratford, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- Show us where any leaks or stains appear
- If it is not your property yet, arrange access through the agent
- Have any questions written down, so nothing gets missed

Advice
Flat roofs in Stratford
Within a mile and a half or so of Stratford there are several hotels. If you look after one, a leak through a flat roof can put a room out of use. About 2.1 miles west lies Sutton House, a reminder of how long the area around Stratford has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
For an older house near a landmark like Church of St John the Evangelist, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you run a business near Stratford Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Stratford: your questions answered
Can parking be tricky for a visit in Stratford?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Can you look at the flat roof of a hotel or office near Stratford?
Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.
Do you take photos of the roof?
Yes. Photos are taken throughout the survey, and they go into the written report.
Is Stratford in your area?
Yes, we do. We carry out flat roof surveys in Stratford, and the service is the same as everywhere else we work.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Does the weather affect the survey?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

When to book a survey in Stratford
Ponding keeps the covering wet and wears it faster. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.
Here are some of the things we see often:
- Water getting in at rooflights
- Signs of deflection in the roof deck
- Failed upstands where the roof meets a wall
- Blocked or damaged outlets
A roof leak in a hotel or guest house around Stratford means lost rooms as well as repairs, so it’s worth knowing the roof’s condition.
What to check before booking
- What follow-up you get after the report
- Are they insured for the work?
- Whether the loft is part of the inspection
- Whether you get a written report with photos
Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Limit foot traffic on the covering
- Treat rooflights and old sheeting as fragile
- Look for standing water a day after rain
- Have the roof looked at again after a severe storm
Landlords, owners and managing agents can keep the report as a dated record of the roof. It’s useful when planning upkeep and setting budgets, and it gives a baseline to compare against next time.
Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.
What happens if roof problems are left?
Caught early, a split or open seam in a flat roof is frequently a small repair. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you’re dealing with. Any roof job in Stratford means planning around parking, neighbours and access. That’s a good reason to find problems early, while there’s time to plan.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Landlords, agents and block managers in Stratford
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
Freeholders and residents’ companies use a roof report to plan and budget.
How the survey changes by roof type
Felt and built-up roofs
The edges and upstands of a felt roof are usually where trouble starts. Every upstand and edge is checked, with photos of any that have lifted or cracked.
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a close look.
