Independent flat roof surveys in Maryland

Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the flat roof, with photographs, which helps you plan work between tenancies.

Flat roof survey in Maryland: what you get

Ponding is often the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. Common reasons to book are ponding water that doesn’t drain away and blistering in felt or asphalt, across mastic asphalt, felt flat roofs and upstands and outlets.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Maryland, the flat roof is often a shared part of the building.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take between one and two hours for a small flat roof at home, and longer for a large commercial one. In a London area like Maryland, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from ground level, windows, the loft and, where it is safe, the roof itself.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • Let us know about parking near the property
  • Buyers: confirm access with the estate agent or seller
  • Gather any invoices or paperwork from past roof work

Useful tips for Maryland property owners

You do not need to be a roofer to help. What helps most:

  • Treat rooflights and old sheeting as fragile
  • Clear roof outlets and gutters each autumn
  • Check ceilings under the roof for damp patches
  • Keep records of when the roof was laid and what work has been done

After the visit, we write up the report with photos of what we found. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

When to book a survey in Maryland

A buyer’s general survey often recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photos.

Look out for signs like these:

  • Loose or cracked edge trims
  • Failed seals around rooflight kerbs
  • Outlets that hold water back
  • Failed upstands where the roof meets a wall

If you look after a shop, office or commercial unit, for example near Stratford Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • What’s outside the scope of the survey
  • Whether VAT is in the quoted price
  • Is there a chance to talk the report through?

What to expect from a roof survey

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

What affects the price in Maryland

All our prices include VAT. The things that change the price are:

  • Any need for thermal images or a drone flight
  • How many separate roofs there are, like extensions, dormers and garages
  • Height and safe access
  • Roof area

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • The style of property, from a terrace to a block
  • Any deadline, such as an exchange date

To book a survey, call 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

Flat roof surveys in Maryland: local notes

The wider area around Maryland has a long history of building, with Sutton House about 2.1 miles west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Within a mile and a half or so of Maryland there are several hotels, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

If your home is one of the older ones in the streets near Church of St John the Evangelist, the flat roofs on later extensions tend to wear out long before the main roof. A roof leak in a hotel or guest house around Maryland means lost rooms as well as repairs, so it is worth knowing the roof’s condition.

Questions from Maryland

Does a conservation area affect roof work in Maryland?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Can you look at the flat roof of a hotel or office near Maryland?

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building.

What do I do with the report?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

How much is a survey?

Prices start from £150, including VAT. You will know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or use the contact form.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.

Do you work in Maryland?

Yes. Our area covers London and South East England, and that includes Maryland.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
