Landlord roof surveys in Maryland

Landlord roof survey in Maryland: what you get

A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can safely be seen and the loft where access is safe. We are frequently asked to look into leaks into upper flats and cracked or lifting flashings, across gutters and downpipes, flat roofs on blocks and rented houses.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Maryland has one, it needs checking from somewhere that can actually see it.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Arrange flat access ahead of time
  • Give tenants a simple way to report leaks
  • Put urgent roof work at the top of the list
  • Book gutter clearing at least once a year

How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.

Check the loft hatch can be reached and opened so a surveyor can look inside the roof. Clutter around the hatch slows things down.

What we can’t see

We only report what can be seen safely on the day, so there are some things a survey cannot cover:

  • Areas behind locked flats or blocked hatches
  • Confirming asbestos in older roof materials
  • A full building survey of every part of the property

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

  • Rented houses
  • Converted houses
  • Gutters and downpipes
  • Shared roofs
  • Flat roofs on blocks

Leave it or get it looked at?

A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

How we price landlord roof surveys

We confirm the price for the job before you book. These are the things that affect it:

  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • Roof area

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What to tell us when you contact us

Here’s what helps us most when you get in touch:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.

Maryland: your questions answered

Is parking a problem for a survey in Maryland?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is my home in Maryland listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

What’s the price of a landlord roof survey?

Landlord roof survey starts from £150, including VAT. The building’s size, roofs and access all affect the price. To get a price, call 07833 053749 or drop us an email.

How long will you be on site?

A visit typically takes about one to two hours for a single let house, with blocks of flats taking longer. You’ll know roughly how long when we arrange it.

Can you survey in bad weather?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

What we do, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. From the street, a London terrace usually shows only its front slope or parapet, so in Maryland we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Getting ready for the survey

  • Note where any stains or damp appear
  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building

Getting a price

Advice

Maryland homes and their roofs

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Maryland is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Historic houses such as Sutton House, about 2.1 miles west, show how far back building in the area around Maryland goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Stratford (London) station, a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church like Church of St John the Evangelist are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Signs you need a landlord roof survey in Maryland

A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.

People normally book a survey when they’ve noticed something like this:

  • Damaged party-wall upstands or parapets
  • Flashings that have come away
  • Ceiling stains reported by tenants
  • Splits and blisters in flat roof coverings

If you look after a shop, office or commercial unit, for example near Stratford Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
