How a gutter survey works in Maryland

We survey gutters and rainwater systems in Maryland and right across London and the South East. On the day, we inspect whatever is safely visible, from ground level, from windows and from the roof space. A visit typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. We survey downpipes, valley gutters and eaves gutters, and the problems we are asked to look at most are brackets that have dropped or snapped and choked outlets or hopper heads.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Maryland are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Roof by roof

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We look at what’s visible and note what isn’t.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • Asbestos testing of old gutters, downpipes or soffits
  • Gutters out of sight from every safe vantage point
  • Rot or damp concealed behind fascias or inside walls

If in doubt, ring 07833 053749 or email us and we will point you to the right survey. What a survey covers and does not.

Questions from Maryland

How do I find out if my home in Maryland is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can a landlord with a rental near Stratford (London) station book a roof survey?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or drop us an email with the details.

Do you test soffits or gutters for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

What does the report include?

Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

When is the best time for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

Is a CCTV drain survey included?

No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. London terraces rarely offer a view of the whole roof from one spot, so a visit in Maryland moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a written report with photographs and recommendations.

Before the survey

Why it’s worth a survey now in Maryland

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Why us?

Local roofs in Maryland

With Sutton House about 2.1 miles west, Maryland sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Maryland is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live near a park such as West Ham Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you own a rental within reach of Stratford (London) station, the gap between tenancies is a good time to have the roof looked at. If you look after a shop, office or commercial unit, for example near Stratford Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
